The plan included <br />photos of bicycle rack designs, schematic drawings, list of bicycle rack <br />elements, and placement locations. <br /> <br />As the stewards of society’s physical infrastructure, it is incumbent on civil <br />engineers to lead the next shift in sustainable planning, design, and <br />construction. For this reason, RJ Behar has incorporated sustainable <br />designs and planning into our list of services. When undertaking a civil <br />project, we try to incorporate a number of sustainable and innovative <br />designs including the following: <br /> <br />1. Helping the Owner select a site or road orientation that minimizes environmental impacts, <br />2. Implementing a stormwater management plan that protects receiving stream channels from excessive erosion, reduces <br />the amount of post-development TSS, and prevents the post-development peak discharge rate and quantity from <br />exceeding the predevelopment peak discharge rate and quantity for the 1 and 2-year 24-hour design storms, <br />3. Incorporating pervious pavement, porous concrete, and efficient hardscapes into the design for improved groundwater <br />recharge and infiltration, <br />4. Including mass transit options, bicycle facilities, and preferred parking for fuel-efficient vehicles into the site layout to <br />reduce pollution and land development impacts from automobile use, <br />5. Maximizing open space while still meeting zoning requirements to provide a high ratio of open space to development <br />footprint, <br />6. Providing options, such as landscaping, protective covers, or the use of paving materials with SRI Indexes great than <br />29, that help to reduce heat island effects and minimize impacts on microclimates and human and wildlife habitats, <br />7. Incorporating lighting options that minimize light trespass from the building and site and reduce development impact <br />from lighting on nocturnal environments, <br />8. Designing the landscape with native or adapted plants to reduce or eliminate irrigation requirements. Where irrigation <br />is required, our designs incorporate high-efficiency equipment and/or climate-based controllers to reduce water <br />consumption, <br />9. Promoting the use of natural and renewable products into the design to minimize and reduce the use and depletion of <br />finite raw materials and long-cycle renewable materials by replacing them with rapidly renewable materials. <br /> There are many possibilities when incorporating sustainable designs into a project, and at RJ Behar we take each project <br />and determine the most efficient and sustainable design possible, while keeping in mind our City’s budget. We are sure to <br />provide our clients with the most up-to-date and relevant information on how to bring their projects to accreditation <br /> <br />COST ESTIMATING RJ Behar is experienced in developing and tracking project cost estimates. One of the first tasks is to meet with the City’s <br />Staff to go over the City’s budget for the project. RJ Behar’s Project Manager will be able to assist the City in developing a <br />budget based on the City’s goals for the project and current construction cost trends. The project budget becomes the basis <br />for the project scope and limits. The project construction cost is further refined after the plans have been developed to a <br />“preliminary” stage by developing an estimate of probable cost. Additionally, probable cost estimates are also developed at <br />subsequent phases to ensure compliance with the project budget. Cost estimates are produced in spreadsheet format <br />including unit prices and quantities. The unit prices are based on a data base developed from recent project bids as well as <br />FDOT’s historic prices. RJ Behar is certified by the Florida Department of Transportation (FDOT) to do cost estimates for <br />design and construction projects. We will provide the City with probable cost estimates at three different phases: <br /> Schematic Phase – a very preliminary cost based on early input of the project. The construction budget will be <br />verified based on this estimate. <br /> Design Development Phase – this estimate will be much closer to the final cost estimate and it will be based <br />on 50% plans completion. It is at this phase that we can eliminate or add items to the construction scope of work, <br />and it will be based on the available budget versus projected costs.
