BRIEF DESCRIPTION OF PROJECT AND RELEVANCE TO THIS CONTRACT (Include scope, size, and cost) The City of Pembroke Pines wanted to determine the <br />potential traffic impact as a result of the vehicular traffic <br />generated by the proposed project, Charles F. Dodge <br />City Center (City Center). This project was constructed <br />south of Pines Boulevard, between Hiatus Road and <br />Palm Avenue. The project was constructed in three <br />phases, including two commercial areas, 365 units of <br />apartments, 387 units of multifamily housing, a hotel <br />and the development of the City Center. There is a 6.5- <br />acre empty lot pending future development. According <br />to the proposed plans, future customers/residents will <br />be able to access the development through several <br />roadways including Washington Street and Hiatus <br />Road; Hiatus Rd. and Palm Avenue; Pines Boulevard <br />with 103 Ave, 106 Ave. and 108 Ave.; City Center Blvd. <br />and Palm Ave.; and SW 7 St. and Palm Ave. <br />The objective of this traffic impact study was to <br />determine the impact of the vehicular traffic generated <br />from the proposed development project. The traffic <br />analyses focused on determining the effects in a 2-year <br />projection time period and assessed the existing and <br />future conditions with and without the project’s <br />generated vehicular traffic. The scope of work included traffic data collection, trip <br />generation analysis, trip distribution, trip assignment, crash history and <br />capacity/level-of-service (LOS) analyses.
