CITY OF ISLES BEACH | 25 <br />DPROJECT APPROACH <br />Similarly, digital review workflows enable coordination and <br />communication globally, better quality documents, and <br />reduced risk and construction costs. BIM 360 Cloud and <br />Bluebeam Studio allow IA, consultants, clients, and <br />contractors to share, view, mark-up, and analyze a single <br />set of documents, including the 3D model, from anywhere. <br />DATA <br />Data is generated by almost everything that we do, and <br />Revit is a natural source and receptacle for that data. <br />Information such as program data, finishes/furniture, <br />quantities, and project details can be stored and managed <br />within Revit. This, combined with our capabilities in har- <br />vesting this data, empowers the IA team to use actual proj- <br />ect information to create designs and inform stakeholders. <br />This knowledge facilitates our ability to relay the design <br />through presentations, construction documents, and busi- <br />ness intelligence tools. It helps us to more accurately col- <br />laborate with consultants and contractors to create a better <br />consensus and efficient project life cycle. <br />IA Insight is a proprietary workplace utilization tool <br />developed by IA. Data is gathered through a custom iOS <br />app called IA Survey, and is captured in real-time during <br />a series of walkthroughs on-site. Qualitative and quantita- <br />tive data provides insight into how space is used today and <br />contributes to a greater understanding of work style pro- <br />files, vacancy rates, mobility, and space efficiency. Data <br />is available in an interactive dashboard or report and is <br />organized around utilization, work patterns, and related <br />observations. This allows teams to better understand what <br />the gathered data is really saying about the functionality <br />of each space. The resulting conclusions are utilized to <br />develop design options as well as, along with post-occu- <br />pancy data, ensuring the completed space meets expecta- <br />tions. In this way, the project data life cycle extends full <br />circle. <br />Reality Capture 3D laser scanning hardware and soft- <br />ware produces highly accurate Point Cloud files of existing <br />site conditions utilized to produce as-built Revit models. <br />The data is then placed in the Revit model prior to the <br />design process, versus utilizing the landlord's CAD files, to <br />ensure accurate measurements and minimize the on-site <br />requirement at the on-site of the project. <br />TEST FIT = DATA <br />Validation <br />Test fit plans are integral to making key <br />real estate decisions, and often one of the <br />most time constrained phases of the <br />design process. A big part of these <br />decisions involve the validation of desired <br />headcount. The examples on the right <br />show a plan clearly indicating departments <br />via a data driven method. But, “under the <br />hood,” the designer is verifying seating <br />counts with a live schedule in Revit, <br />instantly giving feedback as the layout <br />evolves. <br />FINISH PLAN = DATA <br />Delivering Standards <br />Our global clients expect their standards <br />to be implemented per expectations, <br />regardless of whether a design team is <br />new to their work, or what region they <br />are in. To address material and finishes <br />standards, IA has created a workflow <br />including digital Revit material libraries, <br />allowing any team, anywhere access to a <br />central database of materials data, from <br />specifications to rendering appearance, <br />all from a single point of truth.
