TOWN CENTER NORTH OVERLAY (TCNO)
STRATEGY OPTIONS
This scorecard is designed to facilitate aside -by-side review and evaluation of several potential
courses of regulatory action available to the City of Sunny Isles Beach, with the factors involved
in each potential decision concisely and objectively presented. These strategies are broad
concepts, not designed to encapsulate every detail of the processes needed to achieve a
strategy. To allow for an "apples to apples' comparison, four criteria important to the residents,
the business owners, landowners, developers, staff and the City were scored on a simple scale
of 1 to 5.
COMMUNITY RESPONSE
w w ©Q
LEAST MOST
FAVORABLE FAVORABLE
Defers to 9put pruaded by the aubrc
via'•le crrn•runily engagemeni pmces:.
It also refers W consensus identified
through the process regarding specific
in P..m.
SCORE
CARD
RISK COMPLEXITY PROCESS EXPEDIENCY
w® w w© www®® w©® w w
HIGHEST LOWEST, HIGHEST LOWEST SLOW"e S7 QUICKEST
Refers to potential legal and fiscal Reflects the relative level of exertion hdicales the e5I'maled leng!n ant
raniif.catio.S to the City, based on an regviled ir; tows of City coord'naton once of love p•oocss based on the
es:i•nale 0f the caslopment irrpact of and effort due to thresholds to meet numbe, or local or
cnenget a5 •+roll as an feedbac[ from techncel analyses to prepare, a-td!Gr egis'ar:e requirement• and the
the Cty Auo,ncy. docun'e'dat'cn to assemble d.e to I9e aaplicanle level of Stale mvie•v
numberof 4rcvirlQ parts'
®LET IT BE
Keeping the district as originally intended
This option entails keeping the TCNO in the
Comprehensive Plan, and ensuring that it meets the
district`s original intent.
Implications:
• While keeping the current boundary and character
of the TCNO, intensity and density measures must
be added to achieve compliance with the Florida
Statutes (these metrics are not in the TCNO land use
designation today), A text amendment is therefore
required.
• Text changes to the Town Center zoning district
will be needed to achieve consistency with the
Comprehensive Plan amendment, and the Zoning
Map must be amended to match the Zoning Code
changes.
No
Ar ..
