Hasbun, AICP, Planning and Zoning Director <br />March 15, 2022 <br />Official Zoning Map Amendment <br />Stan Morris, City Manager <br />Mauricio Betancur, City Clerk <br />The City has analyzed and prepared a Comprehensive Plan Future Land Use Map (FLUM) Amendment and <br />Official Zoning Map Amendment. The proposed amendments affect only the property located at 215 185 <br />St, Sunny Isles Beach, FI 33160 with Folio No. 31-2202-006-0010 (the "Property"). The amendment <br />described herein is to modify the Official Zoning Map designation for the Property from Moderate Density <br />Townhouse Residential (R-TH) to Community Facilities. <br />The Property <br />The Property is approximately 29,290 square feet or 0.672 acres. The Property was donated to the City <br />pursuant to Zoning Resolution No. 14-Z-143 and Resolution No. 2014-2275. Consequently, the City obtained <br />the deed to the Property on July 29, 2016, legally described under Exhibit "A". The current condition of the <br />Property includes a one-story trailer of 9,120 sq. ft. and 25 parking spaces. <br />Zoning Analysis <br />Under the public hearing application (PZ2022-02), the City is proposing an amendment to the <br />City's official zoning map. The amendment must be analyzed according to City Code Section 265-16 (F). <br />The following analysis includes the Standards for Review for its approval by the City Commission. <br />§ 265-16 (F) Standards for reviewing proposed amendments to the Official Zoning Map. In deciding <br />whether to recommend approval of a proposed amendment, the Administration and the City <br />Commission shall determine whether or not: <br />(1) The proposed amendment is consistent with goals, objectives and policies of the City's <br />Comprehensive Plan. <br />Zoning Analysis: this application is presented contemporaneously with a comprehensive plan <br />future land use map (FLUM) amendment requesting that the land use for the subject Property <br />also be amended to Community Facilities. Therefore, the zoning amendment is consistent with <br />the City's comprehensive plan provided the FLUM amendment is approved. <br />(2) The proposed zoning district is compatible with the surrounding area's zoning designation(s) and <br />existing uses. <br />PZ2022-02 24 <br />
