PHASE 03: PROJECT MANAGER <br />When approaching any work order assigned, certain factors and initiatives are always considered and implemented. <br />Ms. Kelli Schueler, PLA, LEED AP, serving as the Project Manager for this contract, will be responsible for directing <br />our team members to undertake the correct approach for each assignment. <br />Project Execution and Controls. “Plan. Measure. Manage. Execute.” The elements of Project Controls are: <br />• Quality Assurance/Quality Control <br />• Cost Control <br />• Schedule Control <br />The KEITH Team will provide experienced senior project managers with extensive project controls experience to <br />properly reflect the size and pace of the work. <br />PHASE 04: SCHEDULE CONTROL <br />While all work authorizations must be executed in a quality fashion, it is critically important that they <br />are also performed responsively, in accordance with City of Sunny Isles Beach’s schedule and budget <br />objectives. The depth of staff on this team of consultants, both in number and experience, will permit us <br />to satisfy these work authorization assignments for the City on this contract without sacrificing quality <br />and responsiveness. <br />Our ability to work in close coordination with City of Sunny Isles Beach staff, contractors and other <br />consultants will result in projects being completed on time and within budget. We have found great <br />success utilizing an approach that has led to effectively identifying problems and quickly defining <br />solutions. This approach, coupled with our experience and knowledge, offers the City of Sunny Isles <br />Beach the opportunity to minimize cost overruns and project delays. <br />Developing and managing the schedule to deliver the project will require accurate project scopes and <br />cost estimates. As your Consultant, the KEITH Team will: <br />• Prepare a realistic and achievable project schedule, which reflects the project’s funding constraints. <br />The schedule will be complete, allow room for contingencies, and focus on what is important to the <br />City in order to deliver on commitments at key milestones. <br />• Develop accurate and complete project scopes and cost estimates that will be reviewed, as required, <br />including such incentives as may be appropriate and justifiable. This includes provisions to build in <br />upgrades for rapidly changing technology. <br />• Monitor progress periodically as required and minimize delays of any kind. This requires preventing <br />foreseeable delays, mitigating delays from unforeseen sources, and reversing or recovering from <br />delays that may arise from unforeseen circumstances. <br />• Establish a process to review and properly assign responsibility for any increase in project delays. <br />• Establish a mechanism for prompt resolution and payment (i.e., including alternative dispute <br />resolution procedures). <br />• Arrange for task-oriented team “workshops” as required to review the work and schedule aimed at <br />enhancing efficiency (i.e., by enhancing productivity, optimizing schedule overlaps, reducing work, <br />value engineering, and the like). <br />By using these standard procedures, KEITH will deliver the project on time and on budget. We will <br />commit a dedicated Rapid Response team of managers, engineers, and professionals of all disciplines, <br />as well as technicians that will make the City of Sunny Isles Beach’s assignments our top priority! <br />56RFQ No. 22-06-01
