Page 86Request for Qualifications # 22-06-01 Continuing Services for Landscape Architectural Services CCNA <br />4.3 Project Approach <br />content, pedestrian / vehicular use, climate, adjacent <br />improvements, linkages and project’s relationship to the <br />City’s vision. These conditions are noted and graphically <br />prepared to identify relational and spatial opportunities <br />for the project design. Existing on-site improvements are <br />analyzed for condition and potential impact upon future <br />enhancements. We also assess the project site so that any <br />inconspicuous conditions are uncovered prior to design <br />efforts being undertaken. Other considerations are: <br />Code Requirements and Identification and Formulation <br />of Improvement/Enhancement Opportunities: Analysis <br />of recreational/open space viability, linkages to adjacent <br />spaces or circulation routes and accessibility from a <br />transportation perspective. <br />Collaboration with Stakeholders: <br />Throughout the project and design phases, Miller Legg <br />will maintain continual communication with stakeholders, <br />soliciting their input on the design and process. This helps <br />to establish the City’s, stakeholders’, and other users’ <br />desires for the project, and outlines the project program <br />clearly for all parties involved. The City of Sunny Isles <br />Beach community has very active stakeholders whose <br />input and support will be key to the any project’s success. <br />Design Stage: <br />In this third step, Miller Legg incorporates the analysis <br />from the site evaluation, and combines that information <br />with the stakeholder desires to develop the theme <br />composition and material selection. We provide design <br />documents in 3 phases, Conceptual, Preliminary, and <br />Final. The Conceptual Design is a quick graphic format, <br />to visually communicate the overall design intent <br />and potential project site opportunities. Miller Legg <br />will review concepts with the City to receive input on <br />overall design intent. Our multi-disciplinary collaborative <br />approach includes the Landscape Architectural Team <br />reviewing concepts with Environmental, Planning, and <br />Transportation / Engineering members to ensure that <br />the concepts are truly “feasible.” This is necessary <br />because concepts presented to The City and the <br />MILLER LEGG’S CORPORATE TAGLINE, <br />“IMPROVING COMMUNITIES. <br />CREATING ENVIRONMENTS.”, <br />CLEARLY DESCRIBES OUR DESIGN <br />PHILOSOPHY, WHICH IS UTILIZED <br />IN OUR EXTENSIVE PORTFOLIO <br />OF MUNICIPAL STREETSCAPE, <br />PARK, AND OPEN SPACE FACILITY <br />PROJECTS. <br />project’s stakeholders, need to be truly achievable <br />project designs. Preliminary and Final Design Phase are <br />developed upon City’s acceptance of a project concept. <br />Preliminary design documents are prepared, including <br />the designation of general material types for various <br />hardscape and landscape elements and infrastructure <br />improvements. <br />Anticipated improvements will also be identified and <br />presented, accurately scaled to demonstrate true spatial <br />relations. A preliminary opinion of probable cost is <br />generated to identify appropriate/available budgets for <br />proposed enhancements. If the anticipated costs exceed <br />the project budget, design modifications are addressed <br />at this stage, rather than during the construction <br />document phase. <br />Preparation of Construction Documents: <br />Construction documents, what the Contractor will use to <br />construct the project, are prepared in accordance to the <br />specifications outlines in the Final Design. <br />Implementation and Construction: <br />A key role for the designer, in this case, Miller Legg, is <br />to provide contract administration and construction <br />observation services to ensure the design is being <br />implemented by the contractor in the way the City <br />desires and Miller Legg intended. Miller Legg will <br />conduct a review meeting with the City of Sunny <br />Isles Beach and associated review agencies, prepare <br />and distribute meeting minutes, so that appropriate <br />parties are aware of issues to be addressed in future <br />submittals. As construction documents continue to <br />move through the development process, updated <br />opinions of probable costs are also prepared at each <br />submittal stage. When construction documents are at an <br />appropriate percentage of completion, and comply with <br />City budgets, the permitting process commences. Our
