4D <br />[17 <br />0 <br />APPROACH / METHODOLOGY <br />Existing Conditions <br />We develop solid technical innovative designs based on a thorough understanding of the existing site <br />conditions through the review of surveys, geotechnicol testing reports, as -built plans, existing reports, utility <br />markups and public sentiment. <br />Permitting <br />An understanding of the regulatory permitting requirements and the limitations that these requirements <br />pose on the design of the project will be clearly identified prior to engaging in the design of the project. <br />We will identify and understand these requirements and build into the project the necessary components <br />to avoid cost over runs and construction delays associated with regulatory permitting. <br />Budgetary Constraints <br />We design to meet our Client's budgetary constraints. We will assist the City of Sunny Isles Beach in <br />establishing project budgets, tracking the project costs through all phases of the work and, if needed, <br />value engineer the project to ensure that it is within the established project budget. <br />Scheduling <br />We develop flexible project schedules that are based on realistic goals, task identification and task <br />interrelationships. We will confirm that each task fits within the overall project and target dates and provides <br />for contingencies within the work plans. <br />Public Outreach <br />We assist our Clients in developing public awareness programs that promote public buy -in to pork <br />development projects through activities such as forums, open houses, community meetings quarterly <br />newsletters websites and public hearings. We have a seasoned in -house staff that has directed numerous <br />important community awareness programs. <br />MANAGEMENT METHOD <br />B &A understands that a strong project management program is crucial to the success of a project. B &A <br />has developed on extremely effective methodology for its projects. It starts by understanding both the <br />micro and macro issues. <br />The most critical first step of any project is the preparation of a preliminary performance schedule and <br />project management strategy. The performance schedule will identify all required steps and milestones <br />necessary to take the project from start to completion. It also allows the entire team to understand the <br />overall scheduling strategy necessary to accomplish all the tasks in the correct sequence. In addition to <br />the performance schedule, B &A will implement the following project management tools for the projects <br />that arise from this contract: <br />Project Guidelines <br />At the start of the project, B &A will prepare Project Guidelines which will include all requirements by the <br />review agencies, code requirements and design approvals the project must follow by City, County, <br />State and Federal jurisdictions.
