APPROACH / METHODOLOGY <br />following streamlined permitting management approach has been implemented by B &A resulting in a <br />considerably abridged permitting phase: <br />Assign Permit Coordinator and Setup Tracking Software - Our project manager assigns a permit <br />coordinator to coordinate the permitting through the required agencies. We utilize Microsoft Outlook <br />to keep track of when the plans /permits are submitted and to provide reminders of when a courtesy <br />call should be made to stay abreast of the review process. We also use this software to remind us when <br />the review comments /approved plans and permits should be ready based on the time the agencies <br />have to complete a review. <br />Pre - Submittal Meeting - The B &A Project Manager and project coordinator schedule and attend a pre - <br />submittal meeting with each agency having jurisdiction over the project. The purpose of the meeting <br />is to explain the critical components of the project to the key reviewers so that the project is expected <br />by the agency and understood from a design point of view. This meeting also fosters an understanding <br />of urgency associated with the project and establishes a personal rapport between B &A and the <br />regulatory staff. <br />Check Modifications Requested by Agencies - Every modification to the plans requested by a permitting <br />agency is carefully considered by the Project Manager for necessity, conflicts with other applicable <br />codes as well as compliance with City standards and specifications prior to being incorporated in the <br />plans. <br />Documentation - All meetings, agency RFIs and telephone conversations associated with the permitting <br />process will be documented with minutes and distributed to all involved. We believe that this is a critical <br />component of the permitting process because the turnover rate of some of the regulatory agencies is <br />high. <br />To maintain established project costs and schedule, we have Included CMS - Construction Management <br />Services on our team. This firm has extensive experience in this area of project management and will be <br />consulted on on ongoing basis throughout all phases of project development. At the regular meetings <br />held with City of Sunny Isles Beach staff, we will review and update the schedule and construction cost <br />estimate as necessary.
