Surrounding the hotel are one <br />to two story buildings, including a clubhouse, spa, and pro - <br />shop, a subterranean maintenance level and other resort <br />amenities. <br />Substantial raising of grades by 8ft to 10ft within highly <br />compressible ground conditions would have proven to be a <br />continual maintenance problem if the structure was supported <br />on pile foundations as required by the local Hallandale City <br />Building Ordinance. Langan's involvement and discussion <br />with the city allowed the structures and surrounding critical <br />on -grade features to be supported on shallow foundations <br />after removal of organic compressible material and backfilling <br />with granular fill material. <br />Other resort amenities including tennis courts, etc. and <br />parking area /access roadways were preloaded to minimize <br />post- construction settlements and prevent the need for a <br />continual maintenance program. <br />23 <br />
