West performs all work to the highest standard. Should any work be <br />deemed as non-complying we will find the root of the issue, solve the problem and see that <br />the issue does not reoccur. <br /> <br />PREVENTING DEFICIENCIES <br />In prevention there is no substitute for experience. West Superintendents have extensive <br />backgrounds in supervising excavation, site work, concrete, masonry and carpentry. They <br />also have years of experience supervising and coordinating the installation of MEP systems <br />and all building finishes. Their knowledge and qualifications allows the ability to thwart <br />possible issues. The project team makes regular tours to observe work in progress, identify <br />deficiencies and prevent them from recurring. Checklists are regularly used as input for <br />preventing errors, monitor the specific results to determine if they comply with our <br />established standards, reducing unsatisfactory results. <br /> <br />COST CONTROL <br />During the construction phase, we maintain cost control by strict documentation of the <br />project. These documents include: monthly updated CPM schedules, on-site current <br />drawings and specifications noting any changes from the permitted set of drawings and <br />immediately providing costs for Owner-requested changes. Our full-time on-site superinten- <br />dent provides an up to date two-week look ahead forecasting daily activities in order curtail <br />inactivity on the job site. Our superintendent will also verify that all specified products and <br />materials are being used on the project eliminating the need to correct mistakes due to lack <br />of attention. <br /> <br />SCHEDULING <br />The cornerstone to successful integration of in-house tradesmen and local subcontractors <br />work is scheduling. Effective scheduling can cause a project to running efficiently, no matter <br />how many subcontractors are involved. However, ineffective scheduling can result in work <br />stoppages, poor quality, confusion, and ultimately, project failure. West Construction, Inc. has <br />a truly top-notch scheduling department within our company and have the ability to success- <br />fully coordinate the work of everyone involved in our projects, no matter how many activities <br />are simultaneously underway. In addition, our on-site teams are very successful and <br />experienced in coordinating the work of everyone involved on the project. <br /> <br />We will utilize Primavera planning system software for this contract that automatically links <br />specific parts, and/or tasks, of the project. The critical deadlines and key dates are initially <br />entered; therefore, any changes made to the schedule will trigger a “red flag” based on these <br />deadlines and key dates. After the initial setup of the project schedule, actual dates are <br />entered as tasks are completed resulting in automatic shifting and adjusting of the overall <br />schedule - deadlines are left in place unless specifically changed. <br /> <br />The scheduling software utilizes a computerized Critical Path Method (CPM) scheduling in <br />Precedence Diagramming Method (PDM) format. This software package allows us the ability <br />to integrate cost and schedule controls into a single reference. All schedules will be resource <br />-loaded and illustrated in a time-scaled bar chart format supported by logical relationship- <br />listing all predecessor and successor activities. We will develop all required Work Breakdown <br />Structures (WBS) for the complete project, which will be the hierarchical structure of all the <br />tasks required to execute all aspects and phases of this Project. <br />
