Pursuant to Sections §265-13 and §265-14 of the City of Sunny Isles Beach Land <br />Development Regulations, the Applicant is requesting approval of a conditional use <br />for an off-site temporary sales center. <br />2. Pursuant to Section §265-36 of the City of Sunny Isles Beach Land Development <br />Regulations, the Applicant is requesting a variance to reduce the front setback from <br />40' to 54.5". <br />3. Pursuant to Section §265-36 of the City of Sunny Isles Beach Land Development <br />Regulations, the Applicant is requesting a variance to reduce the north and south side <br />setbacks from 10' to 6'. <br />4. Pursuant to Section §265-46 of the City of Sunny Isles Beach Land Development <br />Regulations, the Applicant is requesting a variance to reduce the required off-street <br />parking from 20 spaces to 10 spaces. <br />5. Sign ordinance variance per Section §265-63.1 of the City of Sunny Isles Beach Land <br />Development Regulations to increase the allowable size of wall signs from 35 square <br />feet to 58 square feet on the eastern elevation and to 43 square feet on the northern <br />elevation, per Section §265-56(B)(3). <br />6. Pursuant to Section §265-18 of the City of Sunny Isles Beach Land Development <br />Regulations, the Applicant is requesting site plan approval for a one-story temporary <br />sales center with 6,014 square feet of floor area. <br />7. Pursuant to Section §265-57 of the City of Sunny Isles Beach Land Development <br />Regulations, the Applicant is requesting the use of murals and graphics on a <br />temporary construction fence. <br />IV. CONDITIONAL AND TEMPORARY USE REVIEW <br />The Temporary Use Code Section §265-14.B. states that a temporary sales center which <br />is located off-site from the development project that it is supporting must be treated as a <br />conditional use and therefore requires review and approval by the City Commission.
