Risks will <br />be prioritized and planned for appropriately. <br />Weekly Subcontractor and Progress Meetings: Each week these meetings will be held with all <br />subcontractor and owner representatives present. The Project Manager and, Superintendent, will <br />coordinate the meetings and prepare and distribute meeting minutes. One-week, two-week and <br />Long-term schedules will be reviewed, and any issues addressed in the meetings. Schedule updates <br />will be made as required or at least once per month <br />Closeout Meetings: Within days of each subcontractor's mobilization, the first closeout meeting <br />will be held. The purpose of these meetings is to ensure the subcontractor has a clear understanding <br />of its role and responsibilities in the closeout/as-built process and to ensure the subcontractor is <br />properly maintaining documentation for turnover to the owner. These meetings are in addition to <br />meetings planned and coordinated by the owner. <br />QUALITY ASSURANCE The purpose of Lunacon's Quality Assurance Plan is to provide a tangible <br />means to monitor, evaluate and manage Quality Assurance throughout the entire design/build <br />process. The goal throughout is to exceed the clients' quality expectations while maintaining the <br />schedule and budget as planned. As the lead on this project, Lunacon will oversee the Trade <br />Partner's quality control efforts during construction using a three-phase Construction Quality <br />Assurance System utilized by the US Army Carps of Engineers. <br />Quality Assurance Plan Objective: establish, implement, and maintain an effective Quality <br />Assurance Program dedicated to achieving the highest attainable level of quality, workmanship, and <br />safety. To accomplish this mission, we propose the following basic concepts: <br />• To document and verify compliance with the Contract Documents. <br />• To prevent the construction of deficient, defective, or nonconforming work. <br />• To minimize pre -final and final punch lists. <br />To ensure that Quality Assurance objectives are attained, the Quality Assurance Staff will: <br />• Verify that all submittals are compliant with Contract Documents. <br />• Establish an effective and efficient Document Control System in accordance with reporting <br />and record requirements, record Quality Assurance Daily Reports, coordinate changes, and <br />ensure any Non -Conformance Work is corrected in a timely manner. <br />• implement proper Inspection Procedures through Preparatory, Initial, and Follow-up <br />Inspections. <br />• Verify compliance and inspections through appropriate testing. <br />Transition Planning Lunacon's philosophy is that transition planning is probablythe most important <br />phase of the project; it is when the client commences to use the building and to evaluate the return <br />of the investment. <br />Lunacon will organize and furnish the Owner with all close-out documents. The services offered by <br />Lunacon include operational and maintenance programming, move -in and start-up assistance, the <br />development of comprehensive record drawings of the project and the acquisition and turnover of <br />all operations and maintenance manuals as well as all required warranties.
