LUNACON. <br />YOUR CONSTRUCTION PARTNER <br />collected, kept and organized during the construction period to systematically submit them to the <br />Owner shortly after the project is occupied. This is a process that will require close coordinating with <br />A/E and the Commissioning Agent. <br />Immediately upon completion Lunacon will strive at completing all project punch list in the allotted <br />contract time. The punch list will be verified for completion and compliance with the Architect and <br />owner. <br />Luriacon's creates an Operations and Maintenance Manuals log to identify a program for the <br />continuing operations and maintenance of the physical plant and equipment, a program that <br />identifies labor and materials requirements for building operation and maintenance (cleaning, <br />routine repair, calibration and balancing of HVAC systems, replacement of materials and <br />components, etc.). <br />As part of the close out phase, Lunacon will coordinate with the A/E the completion and accuracy of <br />the project records or "As -Built Drawings". The As -Built Drawings will be provided to the Owner <br />electronically in a cad data base. Final payment will be processed/submitted immediately <br />thereafter. Lunacon will look forward to a superb letter of recommendation from the owner. <br />The Home (Corporate) Office has the overall responsibility for the pre -qualification of <br />subcontractors, establishment of credit relations with local suppliers, prompt payment and <br />resolution of payment disputes. Part of Lunacon's mission is to build the community. Our "business <br />as usual practice" includes hiring, supporting and training small business. Thus, our procurement <br />strategy intentionally focuses hiring small and disadvantaged small business. Currently we hire <br />between approximately 20% to 50% small business based on the risk and contractual requirements. <br />Moreover, we have established specific policies to assist them with technical and administrative <br />support thereby providing them with an opportunity to succeed. Lunacon is focused in maximizing <br />the potential use of minority local subcontractors. <br />Lunacon, also a Small Woman Owned Business, can self -perform some minor miscellaneous <br />scopes of work, outside the scopes on this project. Our Team will be capable of self -performing all <br />the Demolition and Concrete for the project. All remaining trades will be subcontracted to pre- <br />qualified subcontractors by Lunacon. <br />Approach <br />• Effective channels of communications will be clearly defined and established. <br />• A Statement of Work will be developed jointly by the team with each subcontractor taking <br />responsibility for the deliverables and services outlined in its areas of responsibility. <br />• Each subcontractor will have its responsibilities and authorities clearly defined in the <br />Statement of Work. <br />• Each subcontractor will have its deliverables identified and required content clearly <br />specified in the Statement of Work. <br />• Each subcontractor will have the services it is responsible for providing clearly identified and <br />described in the Statement of Work. <br />• All constraints imposed on the subcontractor will be clearly identified in the Statement of <br />Work, including schedule and budget constraints. <br />• Each subcontractor will have requirements for quality clearly identified to it in the Statement <br />Lunacon Engineering Group Corp dba.
