I.& <br />Ir <br />LUNACON_ <br />YOUR CONSTRUCTION PARTNER <br />of Work, including the requirement to allow independent quality inspections of materials and <br />processes. <br />All products and services provided by the subcontractor will be subject to the acceptance of <br />the owner, Lunacon, and Architect. <br />Each subcontract will contain appropriate terms and conditions. <br />Adequate facilities will be provided to meet the needs of the subcontractors, and Lunacon <br />will support subcontractors in processing invoices and payments, subject to the invoices <br />being delivered to Company ABC in an acceptable format for consolidation and remittance <br />to XYZ. To this end, Company ABC will establish format requirements for invoices. <br />Our approach to subcontractor selection, management and support is summarized below. Each <br />bulleted clause defines a primary control in our subcontractor management plan. <br />■ Prescreening: Subcontractor candidates shall be checked for licensing, insurance, <br />creditworthiness, client references, technical skills, response time, and willingness to <br />provide emergency response if needed. We shall confirm their capabilities by reference <br />checks and personal interviews. <br />• Competitive Bidding: We shall pre -qualify those subcontractors wishingto participate in this <br />bidding process. Only pre -qualified contractors shall be allowed to bid on work under this <br />Contract. Bid requests and submissions will be formal and in writing, and awards based on <br />price, completeness of scopes, responsiveness and technical competence. <br />• Master Agreements: Each subcontractor shall sign a master subcontract agreement, which <br />contains response time criteria and payment conditions. Specifications and quality control <br />standards required for the project shall be clearly stated and made a part of the subcontract. <br />• Rapid Response: As part of a master subcontract, selected subcontractors agree to provide <br />rapid (24-hour or less) response when needed. This clause ensures that we have <br />subcontractors that we can quickly contact during emergencies (storm or accident damage) <br />or when the owner's priorities change (a project attracts general officer interest, for <br />example). <br />• Close Coordination: Subcontractors' work shall be carefully integrated into each element of <br />work on the progress schedule. Performance dates, specifications and QC requirements <br />stated in a subcontract will be discussed at a pre -construction conference and <br />reemphasized after work begins. Our Superintendents shall coordinate subcontractors at <br />the jobsites, keep work performance on schedule and resolve any operational problems. <br />• Takeover Clause: Subcontractors who cannot start work on time or fail to <br />undertake/complete punch list work as required may be terminated after any delay occurs <br />exceeding 72 hours. We shall deduct payment for incomplete work and complete the job with <br />another subcontractor or our own trade workers. <br />• Quality Control: Our functionally independent QC Manager shall inspect each element of <br />work, witness tests and, as required, assign specialty inspectors to ensure that <br />specifications and QC criteria are beingfollowed. Our QC Manager shall inspect each jobsite <br />daily and will be authorized to halt work/order corrections if specifications are not being met. <br />Lunacon Engineering Group Corp dba.
