City of Sunny Isles Beach - ITB 25-01-01 <br />City Annex Building Construction Renovations <br /> <br />Phone: (786 ) 608-1 4 06 - Mailing: PO Box 558482, Miami, FL 33255 - www.waypointci.com <br /> <br /> <br /> <br /> <br />• The remainder of the interior demolition, floor cutting and selective removal shall continue <br />simultaneously. <br />• Once the interior slab cutting is complete, the underground plumbing for the new restroom <br />shall commence. <br />• Upon completion of the building’s new additional structural and roof framing works, the roof <br />shall be dried in. Following this the interior floor shall be raised to the desired elevation. <br />• The exterior doors and windows will be installed once the raised flooring works are <br />complete. <br />• The interior and exterior finishes shall follow the envelope of the building is fully enclosed. <br />• Budlings services such as MEP and Fire Sprinkler works shall run concurrently with the <br />interior finishes. <br />• The interior glazing works’ portions shall be complete after the ceiling is in place. <br />• The flooring installation shall follow once the interior glazing is complete. <br />• The installation of the FFE office furniture and cubicles shall follow, after all interior flooring, <br />wall finishes, and MEP trims are complete. <br />• Startup work for the generator and final inspection shall follow. <br />• The punch list for substantial completion shall be conducted and a temporary certificate of <br />Occupancy shall be applied for when the building is ready for use. <br />• Final completion and final punch list items shall be conducted within the next 30 days. <br /> <br />Project challenges and risks <br />• Based on the sequencing of activates Waypoint Contracting anticipates that project shall be <br />substantially complete in 210 Calendar days and shall achieve final competition in 240 <br />calendar days” <br /> <br />Mitigate risk and keep the project on schedule shall consider the following: <br />i) Work with the architect and owner to ensure submission approvals are obtained within a <br />5-day period. <br />ii) Identify long lead items and bring to owner and architects’ attention of long lead items <br />and material that can or may impact the schedule. <br />
