11.The site plan depicts 298 proposed parking spaces, including 27 tandem spaces. Please <br />provide a traffic circulation narrative in the traffic impact statement that provides details <br />regarding the operation of the 27 tandem parking spaces. This should include whether <br />both parking spaces for the tandem spaces will be assigned to the same unit. Please also <br />confirm if the proposed redevelopment will include ADA parking spaces. <br />Kimley Horn & Associates, Inc. 07/30/25 Response: Comment noted. A narrative for <br />the 27 tandem spaces and overall parking operations will be provided under the valet <br />analysis section in the traffic impact study. <br />TCG 08/19/25 Response: This item is still pending future TIS submittal. <br />TCG 09/26/25 Response: Addressed. The traffic impact study includes a narrative that <br />describes the use of the tandem parking spaces through the valet parking operations. A <br />condition of approval will be developed which requires the applicant to complete a post <br />development traffic analysis which will include -a field observation and evaluation of the <br />valet parking operations to confirm the number of required valet attendants per actual <br />field conditions. <br />12. Please update the Tower Matrix to reflect the appropriate shading for the upper units. The <br />legend reflects the same yellow shading for the upper units as used for the Amenity areas. <br />The upper units shading in the Tower Matrix are a light green. <br />Kimley Horn & Associates, Inc. 07/30/25 Response: This comment is not applicable <br />to the site plan that was provided as part of the traffic methodology in Attachment A. The <br />Tower Matrix was provided under separate cover and will be addressed by others. <br />LSN Law, P.A. 07/30/25 Response: Noted tower matrix colors have been revised. <br />TCG 08/19/25 Response: Addressed. <br />13. Please provide additional details regarding the proposed marked pedestrian crosswalk <br />being provided at/near the proposed site driveway access points.
