Final Inspection and Acceptance <br />Services included under this task are the Final Inspection in coordination with the Client Project <br />Manager for review of the completed project and verification that all items listed on the <br />Substantial Completion Inspection Punch List have been satisfied. Upon review, the CAS team <br />will provide written opinion to the Client and the financing authority that the Contractor has <br />completed all work required as required under the contract documents. The CAS team will also <br />submit the certification documentation to regulatory agencies as required. <br /> <br />11. Record Drawings <br />The CAS team will review the Record Drawings prepared by the contractor’s professional surveyor, <br />registered in the State of Florida, with every pay contractor pay request, and a comprehensive <br />final review upon the completion of construction project. The record drawings will include post- <br />construction project information and identify any significant deviation from the approved project <br />design. <br /> <br />12. Project Close Out <br />In conformance with contract documents, The CAS team will review, and deliver to the Client <br />Project Manager, the required contract documentation to be submitted by the Contractor as listed <br />under the construction agreement. In addition, The CAS team will provide one complete set of <br />final shop drawing submittals and approved signed and sealed as-built drawings as prepared by <br />the Contractor. <br /> <br />13. Final Payment and Release of Retainage <br />In conformance with the contract documents, the CAS team will verify that: <br />• The contractor’s accounts are in order; considering items such as original contract sum, <br />additions and deductions (per Change Order Summary) and any changes or adjustments <br />required of the Schedule of Values that have been accepted. <br />• Retainage amount is correct. <br />• Certificate of Final Completion has been issued. <br />• Final acceptance has been obtained from the permitting agencies. <br />• The Contractor has provided a Final Release in accordance with the contract. <br />• All required certificates of inspection and occupancy have been obtained from public <br />authorities, utility companies, and other public agencies. <br />• Completed Record Drawings have been received and accepted by the Client. <br />• Notification of consent to surety, if any, to make Final Payment to Contractor. <br />• Amount of Liquidated Damages withheld (if applicable). <br />• Contractor’s Warranty. <br /> <br />CAS has a knowledgeable and experienced construction management team which is important for keeping <br />a construction project on schedule, realizing potential cost savings and minimizing construction impacts. <br />CAS has experienced staff to provide effective contract administration including cost estimating, schedule <br />review, shop-drawing submittal review, processing of change orders and any other related construction <br />management activities. CAS will ensure key construction project elements are documented and updated <br />regularly and that any issues are addressed efficiently. CAS will ensure that the contractor is held <br />accountable, abiding to design documents and meeting all contractual obligations. Construction progress <br />reporting, to the client will include summary of work completed, critical issues requiring resolution in order <br />to maintain project schedule, planned budget versus actual cost to-date, planned work schedule for the next <br />month and identification of any upcoming conflicts or other critical items requiring tracking and updating. <br /> <br />86
