Proven in Practice. <br />82 <br />ABILITY TO MEET DESIRED TIMELINES AND DEADLINES <br />To ensure schedules are met in accordance with the City’s <br />timeframe, a detailed project schedule will be developed <br />immediately upon issuance of a Notice to Proceed or <br />authorization of a task order. Leonard Barrera, PE, CFM, <br />WEDG, ENV SP, will be responsible for overall schedule <br />management, staffing coordination, and maintaining <br />forward progress throughout each assignment. Cummins <br />Cederberg utilizes a streamlined project management <br />approach with a single point of contact, ensuring clear <br />communication, accountability, and effective coordination <br />between the City and project team. <br />Upon authorization of each task order, Leonard will <br />develop a detailed project schedule identifying required <br />activities, responsible team members, City and agency <br />review periods, deliverables, critical-path items, and <br />milestone dates. The schedule will be reviewed with the <br />City during project kickoff and updated throughout the <br />assignment to reflect progress, decisions, regulatory <br />reviews, and changing project conditions. <br />Cummins Cederberg will utilize a Master Project Schedule <br />to coordinate internal staff, subconsultants, regulatory <br />activities, grant requirements, and City reviews. Leonard <br />will monitor progress through regular team coordination <br />meetings, milestone reviews, and early identification <br />of activities that could affect the critical path. When a <br />potential delay is identified, he will evaluate its impact <br />on subsequent activities, assign additional or alternate <br />resources when appropriate, and coordinate corrective <br />actions with the City’s Project Manager to maintain <br />schedule commitments. <br />Deltek Vantagepoint and Cummins Cederberg’s <br />integrated workload management tools provide real-time <br />visibility into staffing availability, project budgets, resource <br />utilization, and upcoming milestones. These tools allow <br />project managers to anticipate resource needs, adjust <br />staff assignments, proactively manage workloads, and <br />maintain alignment between schedule, budget, and <br />technical progress. <br />COMPLIANT RESOLUTION AND ISSUE MANAGEMENT <br />Cummins Cederberg believes that early communication <br />and proactive issue resolution are critical to successful <br />project delivery. Concerns, complaints, or project <br />issues raised by residents, stakeholders, regulatory <br />agencies, contractors, or City staff will be documented <br />and immediately brought to the attention of Leonard <br />Barrera, Project Manager. Leonard will evaluate the <br />concern, identify the responsible team member, and <br />notify the City’s Project Manager of the issue, its potential <br />effect on scope, schedule, budget, or quality, and the <br />recommended corrective action. The issue will be tracked <br />through resolution, with status updates provided to the <br />City’s Project Manager. Urgent matters affecting public <br />safety, regulatory compliance, construction, or a critical <br />project milestone will be elevated immediately. <br />COST CONTROL <br />Cummins Cederberg recognizes the importance of <br />maintaining project budgets while delivering high-quality, <br />resilient, and constructible solutions. Our cost control <br />approach begins during project planning and continues <br />through permitting, design, bidding, construction <br />administration, and project closeout. Cost estimates are <br />developed using historical project data, contractor pricing, <br />supplier input, current bid results, and project-specific <br />constructability considerations. Opinions of Probable <br />Construction Cost (OPCCs) are typically prepared and <br />updated at the 30%, 60%, and 90% design stages, with <br />additional updates performed when significant scope <br />modifications, permitting requirements, or market <br />conditions affect project costs. <br />Our team proactively manages costs through ongoing <br />scope validation, constructability reviews, permitting <br />coordination, value engineering, and early identification <br />of project risks.
