Approach / Methodology <br />Estimate Validation <br />For the Palm Harbour Marina project in Cape Haze, Florida, Edgewater Group prepared an <br />upland construction cost estimate of $10,886,640 based on project quantities, historical <br />costs, current unit pricing, and experience with comparable construction. The resulting <br />upland construction contract with Curran Young Construction is $9,928,811.21, placing <br />Edgewater’s estimate within approximately 9% of the contracted construction cost. This <br />demonstrates the reliability of our estimating approach and our ability to develop realistic <br />project budgets that closely reflect actual market pricing. <br /> <br />Importantly, this level of accuracy provides Owners with greater confidence when <br />establishing project budgets, evaluating available funding, and making design decisions <br />prior to bidding. By developing realistic cost expectations early, Edgewater helps reduce <br />the potential for significant budget adjustments or redesign once contractor pricing is <br />received. <br />Cost Control <br />Value Engineering <br />Edgewater Group incorporates value engineering <br />throughout design to identify opportunities for cost <br />savings without compromising safety, functionality, <br />durability, or project quality. Successful applications <br />have included evaluating alternative pile quantities, <br />sizes, materials, and spacing to reduce construction <br />costs while maintaining required structural capacity <br />and service life. Our team has also optimized <br />marina layouts to accommodate larger modern <br />vessels while maximizing usable dockage, evaluated <br />lower maintenance and longer lasting material <br />alternatives, refined structural systems to eliminate <br />unnecessary components, and compared repair <br />versus replacement strategies based on condition, <br />constructability, and life cycle cost. <br />Our value engineering approach considers more <br />than initial construction cost. Constructability, <br />material availability, maintenance requirements, <br />anticipated service life, permitting implications, and <br />future operational needs are evaluated to determine <br />whether an alternative provides meaningful long term value to the Owner. <br /> <br />By incorporating value engineering throughout the design process rather than treating <br />it as a separate exercise, Edgewater Group helps Owners make informed decisions <br />that balance initial construction cost with long term performance and maintenance <br />requirements.
