4. Approach / Methodology
Schedule Development and Management
Edgewater develops project schedules by identifying key design, permitting, procurement,
and construction milestones at the beginning of each assignment and coordinating those
milestones with the Owner, regulatory agencies, consultants, and contractors. During
design, schedules are regularly reviewed and updated as project requirements, permitting
timelines, and client decisions develop.
For projects entering construction, Edgewater maintains close communication with
contractors to track progress, resolve issues, and minimize delays. Our team performs site
visits as needed and conducts regular coordination calls with clients to provide updates on
the construction timeline, upcoming activities, and potential schedule impacts.
Scheduling in Practice
On recent marina and waterfront construction projects, Edgewater has coordinated directly
with contractors on a regular basis to confirm ongoing activities, resolve field questions,
and identify potential delays before they affect later work. Our team has also performed
site visits at key construction milestones and participated in weekly client calls to review
completed work, upcoming activities, material lead times, and changes to anticipated
completion dates. This consistent coordination helps ensure that all project participants
are working from the same schedule and that concerns are addressed promptly.
Managing Schedule Challenges
Edgewater has addressed scheduling challenges involving emergency conditions, permitting
delays, material lead times, contractor availability, and the need to maintain marina
operations during construction. On emergency seawall and sinkhole repair assignments,
our team expedited site investigations, design development, agency coordination, and
contractor communication to allow corrective work to proceed as quickly as possible.
On marina reconstruction projects, Edgewater has helped minimize delays by phasing
construction, prioritizing critical structural components, evaluating alternative materials
with shorter lead times, and responding promptly to contractor questions and unforeseen
field conditions. Through frequent coordination, targeted site visits, and regular schedule
updates, Edgewater helps avoid extended work stoppages and maintain progress toward
project completion.
Scheduling
35RFQ #26-07-01 Edgewater Group
