APProACH / MetHoDoLoGy 79P261925RFQ # 26-07-01 • CONTINUING PROFESSIONAL ARCHITECTURAL AND ENGINEERING CONSULTING SERVICES (CCNA) <br />Approach to Cost Control: <br />Our goal is to satisfy the City’s needs by <br />producing cost-effective designs that perform <br />as intended and can be constructed within <br />budget. <br />Cost estimates for construction will be prepared at <br />various stages of a project’s development. Moffatt & <br />Nichol’s team includes a group of cost estimators that <br />specialize in marine and coastal construction projects. <br />Our cost estimators will utilize reliable reference data <br />to provide market costs for many project components, <br />and those that are not available are researched from <br />a pool of specialty contractors doing the work in the <br />industry. Based upon these estimates, Moffatt & Nichol <br />will closely coordinate with the City to confirm that <br />the project proceeds in accordance with the defined <br />construction budget. <br />During the design phase, cost estimates will be <br />developed using historical data, current market <br />conditions, quantity-based estimating, and engineering <br />judgment. Estimates will be refined at each design <br />milestone to reflect scope, quantities, material <br />selections, and constructability changes, with updates <br />provided monthly or as significant changes occur. <br />During construction, costs can be monitored <br />through tracking of pay applications, change orders, <br />commitments, and forecasted final costs to identify <br />and address variances early. These methods have <br />consistently produced accurate estimates. <br />Value engineering principles will be used throughout <br />the project to maintain budgets while preserving <br />quality and performance. <br />Examples include optimizing material selections, <br />reducing construction complexities, improving <br />constructability, and evaluating alternative solutions <br />with equal or better lifecycle value. These efforts have <br />successfully reduced costs, minimized change orders, <br />and delivered projects that meet client objectives <br />without compromising safety or functionality. <br />Approach to Project Management: <br />The Moffatt & Nichol vision, ideas, and <br />methodology are fundamentally centered <br />around sound project management principles <br />that emphasize communication, accountability, <br />collaboration, and proactive decision-making. Successful <br />project management means that our client always knows <br />where to go and who is responsible for advancing <br />the work; therefore, our Project Manager will serve <br />as the primary point of contact throughout this effort. <br />This approach provides the City of Sunny Isles Beach <br />with a single, accountable point of contact to ensure <br />project direction is communicated clearly, consistently, <br />and efficiently from the City to the project team.
