<br />Construction administration and inspections Ross provides submittal and shop drawing review, RFI
<br />responses, site observations, construction inspections,
<br />payment-review support, change-order review, punch
<br />lists, as-built review, certifications, and closeout
<br />documentation.
<br />Surveying, mapping, and GIS Ross will coordinate its surveying and mapping
<br />subconsultant and has experience incorporating
<br />topographic surveys, route surveys, utility data, aerial
<br />information, GIS analysis, and as-built records into civil
<br />engineering deliverables.
<br />Multidisciplinary coordination Ross’s team includes supporting Mechanical/HVAC/
<br />Plumbing Engineering and Surveying and Mapping
<br />capabilities for task orders requiring coordinated
<br />multidisciplinary services.
<br />City representation and plan review Ross is prepared to review development documents,
<br />provide technical comments, participate in meetings
<br />and committees, assist with permit recommendations,
<br />and serve as an extension of City staff.
<br />Schedule, budget, and QA/QC control Each task order will have a defined scope, schedule,
<br />staffing plan, budget, milestone reviews, cost estimates,
<br />and documented senior quality-control review.
<br />2.2 Schedule of Proposed Services
<br />Because assignments will be authorized individually, Ross will prepare a task-order-specific schedule for each
<br />project. The following represents our typical delivery process. Phases may be combined, accelerated, expanded, or
<br />omitted depending on the assignment.

<br />evaluation, alternatives development, preliminary cost opinions, regulatory
<br />review, and recommendations.
<br />30% Preliminary Design Establish design criteria; prepare preliminary plans, calculations, outline
<br />specifications, preliminary schedule, permitting strategy, and construction
<br />cost estimate.
<br />60% Design Development Advance plans and calculations; coordinate utilities and subconsultants;
<br />address City comments; update specifications, quantities, schedule, and
<br />cost estimate.
<br />90% Construction Documents Complete coordinated plans, technical specifications, bid documents,
<br />permit applications, constructability review, QA/QC review, and updated
<br />cost estimate.
<br />100% Final Design Address final comments; prepare signed and sealed documents; finalize
<br />specifications, bid sheets, quantities, cost estimate, and permit packages.
