APPROAH / METHODOLOGY <br />West Architecture + Design, LLC <br />820 North 4th Street, Lantana, Florida 33462 <br />Phone: 561-588-2027 / Fax: 561-582-9419 <br />Architecture License: AR93859 / AA26001503 <br />www.west-arch.com <br />Space-needs and operational analyses <br />Development and comparison of alternatives <br />Preliminary project schedules <br />Order-of-magnitude cost estimates <br /> <br />When appropriate, WAD will prepare a study or report identifying alternative solutions, ad- <br />vantages, constraints, anticipated costs, and recommended next steps. <br /> <br />Phase 2: Schematic Design <br />Based on the approved program or recommended solution, WAD will prepare preliminary de- <br />sign concepts that establish the project’s organization, appearance, systems, and overall di- <br />rection. <br />Deliverables may include: <br />Site plans <br />Floor plans <br />Elevations and building sections <br />Conceptual engineering systems <br />Material and finish concepts <br />Three-dimensional models and renderings <br />Preliminary code analysis <br />Preliminary permitting strategy <br />Updated project schedule <br />Conceptual construction cost estimate <br /> <br />WAD will review the concepts with the City and document decisions before advancing into <br />design development. <br /> <br />Phase 3: Design Development <br />During design development, WAD will refine the approved concept and coordinate the archi- <br />tectural, structural, civil, landscape, mechanical, electrical, plumbing, fire-protection, survey, <br />and geotechnical requirements. <br />The team will: <br />Confirm major materials and systems <br />Coordinate spatial and equipment requirements <br />Resolve interdisciplinary conflicts <br />Review accessibility and life-safety requirements <br />Coordinate with reviewing agencies <br />Update the construction cost estimate <br />Evaluate constructability and project phasing <br />Incorporate City review comments <br /> <br />Phase 4: Construction Documents <br />WAD will prepare coordinated, permit-ready and bid-ready documents, including drawings, <br />specifications, schedules, calculations, and other technical information required for construc- <br />tion. <br />59
