d) Accessory use parking: The Code as drafted now does not require parking for <br /> accessory uses to the main use: Ms. Eichner recommended that iflit is part of a site <br /> plan, even if it is an accessory use, that the required parking needed for the entire <br /> site, should also include those accessory structures, and be included in the total <br /> required parking. For example, a restaurant inside a hotel, needs parking for the <br /> public. <br /> e) Parking requirements: the consensus was to require 1.5 parking spaces per unit. <br /> • Hotels — rates should not be tied to zoning districts. <br /> • Rate comparison chart was reviewed to achieve consensus: Movie Theater - <br /> four seats per one parking space: Vocational School — onl a square footage <br /> • basis of class room area versus administrative area, rather than the number of <br /> students: Hardware Store — recommending it goes down to like one to <br /> 300. Ms. Eichner said she will take all the parking requirements and put them <br /> in a chart form, rather then grouping them. Business and Professional Office <br /> - professional office is one to 250, four parking spaces per 11,000 square feet, <br /> the consensus was to leave it at one to 300: Medical and Dental Office — need <br /> a greater parking requirement than a regular office because of patients coming <br /> in and out, the Code as drafted states one to 300, she recommends one to 250, <br /> which was agreed to by the Commission. Ms. Eichner strongly recommends <br /> as a first premise to use the building square footage number and you come up <br /> with a rate that takes into account the serving area, the delivery area, the food <br /> prep area, etc., which is incorporated into the rate. The Code as drafted right <br /> now, is one space per 200 square feet, and she said that is not enough parking <br /> for a restaurant. Ms. Eichner recommends one space per 150 square feet, and <br /> the Commission agreed. <br /> f) Shopping Centers: Ms. Eichner recommends keeping the rates as they are and base it <br /> on gross floor area (one space per 250 square feet of gross floor area with less than <br /> 200,000 square feet and one space per 280 square feet of gross floor area for 200,000 <br /> or more square feet). <br /> g) Mixed Use Centers: Use generalized rates for types of uses within the site. <br /> h) Fractional Spaces: When doing division. we may end with a fraction. Ms. Eichner <br /> recommends that we round up, as opposed to right now if you are at .5, it states to <br /> round down. 1 <br /> i) Loading Spaces: Vice Mayor Iglesias said that in Section 8011.4.2(c) for each <br /> multiple dwelling residential or apartment hotel building, 50 is too small and he <br /> recommended that it should go from 25 to 100 for one space, and two spaces for 200. <br /> Ms. Eichner agreed. <br /> Summary Minutes:LDR•s Workshop.July 25.2002 Page 3 <br />
