RFQ No. 15-08-02 <br />Construction Management at Risk for Government Center Annex at 18080 Collins Avenue 41 <br />inspection by all parties, any question of quality is immediately addressed. This immediate reaction prevents a budding problem <br />from taking root. If a problem is discovered it is immediately corrected. <br /> <br />INTENSE OVERSIGHT OF SUBMITTALS WITH AN <br />EXTRA SET OF EYES TO SUPPORT THE DESIGN TEAM <br />We include our Quality Assurance Consultants to review all systems as they relate to paint, exterior finishes, windows, roofing, <br />waterproofing and caulking BEGINNING in the design and budgeting process. We begin our process by meeting with the city’s <br />staff and the entire design team to ensure all systems are compatible. We then work with our preconstruction staff to review <br />submittals with a checklist of what must be included such as: manufacturer product data, details and installation instruction, <br />preparations procedures, qualifications of installers, shop drawings with sequencing for installation, notice of acceptance (if <br />necessary), wind calculations, special requirements and a sample copy of the warranty. We then review all submittals to make sure <br />that proper waterproofing components, materials and installation processes are being submitted in compliance with the contract <br />documents. Our consultant reviews the construction details, products and systems prior to us bidding and providing the <br />Guaranteed Maximum Price to an owner. The benefit is that when we get to the GMP we are clear that the systems on the <br />construction plans are compatible with one another and in conformance with all the current building codes required for the <br />project. <br /> <br />NOTHING REPLACES “PLANS IN HAND” INSPECTIONS AND REGULAR COMMUNICATION BY OUR <br />SUPERINTENDENTS <br />During construction, we ensure quality through our daily quality inspections along with weekly jobsite meetings. Every day our <br />superintendents walk miles checking on quality regardless of the size of the building footprint. Our superintendents use tablets in <br />the field that are continually updated with the most recent plans noting any new changes. Checking subcontractors work against <br />the plans, any concerns can be shown to the foremen in a simple, up-to-date format. Any issues that need to be reviewed by the <br />design team, are photographed and send to the entire team for review and response. This immediate reaction prevents a budding <br />problem from taking root or allows us to discover it quickly to find a remedy without impacting the schedule. This process is in <br />addition to our weekly onsite meetings that include subcontractors, owners and design professionals where we walk the jobsite to <br />allow all parties to inspect current work and any question <br />of quality is addressed. <br /> <br />HIGHLY CAPABLE SUPERINTENDENTS <br />SUPPLEMENTED WITH CONTINUED <br />TRAINING <br />Kaufman Lynn Construction constantly strives to improve <br />our quality and performance through continuing <br />education seminars, self-analysis and in-house training for <br />our professionals. We optimize design and construction <br />techniques, which consistently produce projects that <br />exceed our clients’ expectations. <br /> <br />INDEPENDENT QUALITY CONTROL REVIEWS <br />As part of our “Building Better Buildings” Program, SG & P, <br />attends jobsite meetings and is a part of all of our pre- <br />installation meetings for major building components. <br />Together we review installation procedures and the <br />consultant acts as an additional set of eyes during <br />preparation, application and installation of building <br />components particularly those relating to the exterior <br />envelope of the building. Our consultant reviews the <br />contract documents as well as performs visual inspections <br />on ”in progress” installation procedures and again at final <br />Project Management Services <br />Section K <br /> <br />BUILDING BETTER BUILDINGS <br />Kaufman Lynn Construction’s “Building Better Building” Program <br />includes detailed inspections of the exterior building envelope <br />leading to better Indoor Air Quality, lower maintenance and a <br />longer life of the building.
