We will review space limitations, <br />tolerances and check on drawing coordination. MCM will provide <br />recommendations and coordinate regular constructability review <br />meetings with the Architect, providing a complete design analysis <br />upon receipt of 30% drawings, after the completion of 60% drawings <br />and prior to issuing 90% drawings for the city of Sunny Isles Beach <br />GMP review. <br />MCM incorporates the required design review times into the schedule <br />with anticipated durations for addressing the City’s comments, if <br />any, as well as the anticipated approvals. The monitoring of the <br />reviews in the project schedule becomes our primary tracking tool <br />for all required permits and their status. <br />BUDGET ESTIMATING <br />For the Government Center Annex project, MCM’s Chief Estimator, <br />Armando Perez, P.E., LEED AP BD+C and his team will validate <br />the City’s budget with cost estimates on every phase of design, <br />beginning with schematics, design development and continuing on <br />through 100% construction documents. The City will know at each <br />of these phases where the budget stands. MCM will also provide <br />value engineering options, if necessary, at each of these phases for <br />the City’s consideration. <br />During the Schematic Design Budget Estimate phase, the overall <br />cost format for this project will be established so the intended <br />project components, elements or facilities can be properly tracked <br />during estimate progression. Coordination with the A/E of Record <br />on the use of applicable structure and enclosure systems, material <br />finishes, appropriate mechanical systems for its intended use <br />including pipe materials, sizing and routing will be coordinated with <br />the design team in parallel as the drawings are being developed. <br />This collaboration will ensure the project will meet its intended <br />performance and specification requirements while maintaining cost <br />effectiveness. <br />The Design Development Budget Estimate will be prepared when the design is at approximately 80% <br />complete or as requested by the City. A more detailed quantity takeoff will be involved with fewer assumptions <br />made during the Schematic Design Budget Estimate. At this phase of design, the A/E of Record should still <br />be flexible in implementing design changes to achieve the desired intent. Cost estimates will be provided <br />at each milestone deliverable to ensure compliance with the overall budget. <br />During Progress Deliverable Submissions such as 30%, 60% and 90% construction documents, the <br />Budget Estimate will be fine tuned to address design clarifications and any change that may have occurred <br />DESIGN REVIEW EXAMPLE <br />Miramar Readiness Center <br />– In order to facilitate design <br />coordination and review with the <br />architect, MCM established pre- <br />construction meetings weekly <br />with the design team to ensure <br />all elements were coordinated. <br />In addition, the team held a <br />2-day design charrette, during <br />which time the Owner, A/E, and <br />MCM met and reviewed each <br />trade’s scope of work. Prior to the <br />charrette, MCM requested that <br />their subcontractors provide any <br />scope related questions they had <br />for coordination with the design <br />team. This list was then provided <br />to the Owner and A/E a week <br />prior to the meeting to allow the <br />team time to become familiar with <br />the questions prior to discussions. <br />During the charrette, MCM <br />invited key subcontractors into <br />the meeting at designated times, <br />facilitating a discussion between <br />all parties to ensure a complete <br />understanding of the design and <br />scope of work.
