Our team will also work with the City of Sunny <br />Isles Beach on providing a summary of potential alternates with cost estimates during preconstruction. The <br />alternate summary list will provides the client menu options to implement certain materials and/or systems <br />into the project if they so choose. <br />To avoid re-design, MCM commits to partnering with the A/E of Record to provide pricing analysis for major <br />modifications or proposed changes occurring between design phases. Progress will be reviewed bi- <br />weekly throughout the design development process and will also be coordinated appropriately with <br />the City. All constructability comments and/or design changes with cost estimates will be listed in a matrix <br />for tracking and implementation purposes. The matrix will be used as a checklist to ensure each line item’s <br />incorporation into the contract documents. <br />VALUE ENGINEERING <br />MCM’s value engineering methodology is based on our objective <br />to seek out the best value for the City of Sunny Isles Beach. This <br />objective is achieved by identifying alternatives during the design <br />development phase and measuring them against the value of the <br />objectives; in turn recommending and assisting the City and the A/E <br />of Record in selecting the best solutions for the project. <br />Estimating or predicting cost and then controlling cost within the <br />limits of the budget is an essential factor to the success of this <br />project. However, MCM does not use value engineering merely as a <br />cost-cutting mechanism, but as the tool to provide the best balance <br />between cost, scope and performance. MCM’s approach to value <br />engineering is an assurance to the City’s investment. <br />To support this process MCM consults with specialty contractors and <br />fabricators who offer input from the conception of the design. By <br />tapping into the wealth of expertise from MCM’s base of prequalified <br />subcontractors, we are able to provide a more cost effective product <br />prior to the completion of the contract drawings. This provides the <br />team with the ability to control and avoid late value engineering and <br />consequently, changes after the design is finished. This translates <br />into quality assurance, time savings and cost effectiveness. <br />CONSTRUCTABILITY ANALYSIS <br />Our Team members will remain in constant contact throughout the <br />development of design documents. As the design progresses from <br />its conceptual phase on through to the final permit documents, our <br />Team will maintain open channels for communication, and at every <br />step of the design’s development, we will make certain that the <br />Miami Dade Aviation Departments specific project requirements are <br />comprehensively addressed throughout. <br />The Risk Management Plan will be one of the foundation documents <br />for this review, along with regular review sessions of construction <br />system assemblies and material compatibilities. Our personnel will <br />analyze the compatibility, quality, availability, and warranty periods <br />VALUE ENGINEERING EXAMPLE <br />Miramar Readiness Center – <br />This 102,000 SF facility is being <br />constructed in Miramar, FL for the <br />Florida Department of Military <br />Affairs (DMA) to support training <br />and readiness of the local Army <br />National Guard units serving the <br />region. One of the unique aspects <br />of MCM’s involvement on this <br />project, was the firm’s ability to <br />value engineer portions of the <br />design at the Owner’s request, <br />which was required as a result of <br />a disappointing initial completive <br />bid through the State’s Bid System <br />which resulted in average bids <br />approximately 25% over budget. <br />By closely collaborating with the <br />Owner to understand their needs <br />and wants, MCM was able to <br />shave over $6 M off their original <br />bid price, subsequently saving the <br />project from being scrapped due <br />to a lack of funding.
