A running matrix log will then be utilized to track the items that have been incorporated <br />into your project’s design. <br />CONSTRUCTION SCHEDULING <br />MCM has an excellent reputation for completing work ahead <br />of schedule. We have never incurred liquidated damages or <br />been penalized for failure to complete a contract in our 30 <br />years of doing business. As a dedicated practitioner of Critical <br />Path Method scheduling and Earned Value Management, our <br />record inspires such confidence that it is not unheard-of for <br />our clients to schedule a major event a their new facility the <br />very same day that construction is due to be completed. <br />MCM uses Primavera P6 to define individual activity <br />relationships, and also to establish and track the project’s <br />Critical Path. The schedule will be cost loaded, and if required, <br />will also include resource loading and subcontractor crew <br />sizes. According to the tenets of Earned Value Management, <br />we will track the ‘burn rate’ for each activity, and will at all <br />times know the exact level of completeness for each individual <br />task, as well as the project’s exact overall level of completion. <br />P6 is capable of generating reports that are configured <br />specifically to the project priorities. We will develop with the <br />City a format appropriate for the reporting needs of this <br />Recreation Center project. <br />BASELINE/MASTER SCHEDULE <br />Our Baseline Schedule is prepared in network form, which <br />will graphically depict the interrelationship and duration of all <br />project activities. Specifically, the following will be shown: <br /> ►Permitting Requirements <br /> ►Approvals from State and Municipal Authorities <br /> ►Project’s Fast Track Phasing <br /> ►Long Lead Materials and Equipment <br /> ►Major Construction Milestones <br /> ►The schedule will be reviewed with the City and our <br />team, forming the basis for monitoring project progress. <br />Once it has been internally peer-reviewed, the Baseline <br />Schedule will be carried forward as the Master Schedule, and <br />any updates will be documented as separate, subsequent files. <br />Shop drawings will be ‘fast-tracked’ whenever possible. One <br />or more MCM staff members will be dedicated exclusively <br />to this task. ‘Processing Drawings’ will be a clearly-defined <br />activity on this Baseline Schedule, and the processing of each <br />individual drawing set will be separate and distinct activities <br />on each subsequent embodiment of the Master Schedule. <br />PROJECT MANAGEMENT SERVICES <br />At the Norman S. Edelcup Sunny Isles <br />Beach K-8 project, due to delays from <br />the utility companies for not removing <br />and relocating existing utilities which <br />encroached within the required work, <br />this project commenced 30 days behind <br />schedule. Because the time impact <br />occurred at the commencement of the <br />project, it allowed our team to utilize <br />our Primavera scheduling software and <br />resequence the project. Re-sequencing <br />the critical items in tandem with the <br />Client, while also working extended <br />hours and weekends; MCM was able <br />to deliver the project on time. MCM’s <br />acceleration efforts and a strategic <br />out of sequence schedule were key <br />elements in the successful delivery of <br />this project on time. <br />Westland Hialeah Sr. High School <br />– This project was located on a low <br />lying 6 acre parcel of which 1 acre <br />was designated a Federal Wetland. <br />This required Federal permits and the <br />purchase of environmental mitigation <br />credits in Everglades National Park <br />prior to commencing work on that <br />acre. To circumvent this constraint, the <br />MCM team isolated and began working <br />around the delayed area. Our schedule <br />had to establish the different areas <br />which required eight separate permits <br />to avoid the impact of the wetland issue. <br />The schedule also had to consider the <br />construction of four buildings on the site <br />based on these permit approvals. MCM <br />had to constantly monitor and revise the <br />schedule whenever these fragmented <br />permit approvals caused delays. Re- <br />sequencing construction activities was <br />done to mitigate the delays. The end <br />result was a timely delivery of the <br />complete project. <br />SCHEDULING EXAMPLES
