In addition to showing specific work activities that are critical to the project, the NAS will indicate materials procurement with emphasis placed on long-lead items. To provide simple, easily understood schedule information for the use of craftsmen and supervisors who are physically accomplishing the work, 4-week look-ahead schedules, trend curves, short interval production schedules (SIPS), and shop drawing/submittal control will be used. The team will begin construction planning early in the design process. In conjunction with constructability and scheduling reviews, the Superintendent and the Project Manager will begin developing detailed Site Utilization Plans and Phasing Plans. These plans will address efficient use of the available construction area. More importantly, this planning will address construction immediately adjacent to ongoing City Hall operations. The safety of City Hall personnel is of paramount importance to the Hensel Phelps project team. Overcoming a Scheduling Challenge: In January of 2015, Hensel Phelps began construction efforts on Baptist Health South Florida’s main hospital campus. The original contracted scope of work included the replacement of an Air Handling Unit (AHU) and all duct work and ceiling grid located in the proposed area of construction. Less than three months into the project, the client increased the project’s scope to include additional interior renovations. The interior renovations included: demolition of existing and the installation of new flooring, refinishing (skim coating) all interior walls, new paint, installation of new doors and hardware, custom millwork and impact resistant exterior windows. In order to adhere to the original schedule, Hensel Phelps proposed beginning the demolition process, while providing the client with competitive bids for all remaining trades. This solution was accepted by the client and successfully executed by Hensel Phelps. Through coordination and flexibility, Hensel Phelps was also able to secure the necessary permits and pass the AHCA inspection only three weeks later than the original scheduled date, despite the scope of work increasing by over 75% of the original contract value.
