In addition to <br />showing specific work activities that are <br />critical to the project, the NAS will indicate <br />materials procurement with emphasis placed <br />on long-lead items. <br />To provide simple, easily understood <br />schedule information for the use of <br />craftsmen and supervisors who are <br />physically accomplishing the work, 4-week <br />look-ahead schedules, trend curves, short <br />interval production schedules (SIPS), and <br />shop drawing/submittal control will be used. <br />The team will begin construction planning <br />early in the design process. In conjunction <br />with constructability and scheduling reviews, <br />the Superintendent and the Project Manager <br />will begin developing detailed Site Utilization <br />Plans and Phasing Plans. These plans <br />will address efficient use of the available <br />construction area. More importantly, <br />this planning will address construction <br />immediately adjacent to ongoing City Hall <br />operations. The safety of City Hall personnel <br />is of paramount importance to the Hensel <br />Phelps project team. <br />Overcoming a Scheduling Challenge: <br />In January of 2015, Hensel Phelps <br />began construction efforts on Baptist <br />Health South Florida’s main hospital <br />campus. The original contracted scope <br />of work included the replacement of an <br />Air Handling Unit (AHU) and all duct <br />work and ceiling grid located in the <br />proposed area of construction. Less <br />than three months into the project, the <br />client increased the project’s scope to <br />include additional interior renovations. <br />The interior renovations included: <br />demolition of existing and the installation <br />of new flooring, refinishing (skim <br />coating) all interior walls, new paint, <br />installation of new doors and hardware, <br />custom millwork and impact resistant <br />exterior windows. In order to adhere <br />to the original schedule, Hensel Phelps <br />proposed beginning the demolition <br />process, while providing the client <br />with competitive bids for all remaining <br />trades. This solution was accepted by <br />the client and successfully executed by <br />Hensel Phelps. Through coordination and <br />flexibility, Hensel Phelps was also able to <br />secure the necessary permits and pass <br />the AHCA inspection only three weeks <br />later than the original scheduled date, <br />despite the scope of work increasing by <br />over 75% of the original contract value.
