City of Sunny Isles Beach Government Center Annex | RFP# 15-08-02 <br />D. Project Approach and Understanding <br />Page 10 <br />start-up, turn-over packages and demobilization. An approved baseline schedule will be one of the <br />outputs of the pre-construction phase and will be included in the project execution plan. <br />We will incorporate Lean Planning in the project to help ensure its success and provide for <br />schedule certainty. Lean scheduling will be implemented through the use of pull-planning <br />sessions and subcontractor schedules (with input from the foremen in the field) and commitments <br />to support the interim milestones that will be extracted from, and in support of, the master <br />project schedule. Commitments from all parties will be recorded and tracked to ensure that the <br />commitments are being met. <br />The baseline project schedule will be monitored and maintained throughout the project. The <br />schedule will be updated in a monthly basis. The schedule will be maintained on a man-loaded, <br />resource-loaded critical path method basis. Subcontractor’s schedules will be integrated to the <br />project master schedule. <br />Project Construction Budget: As part of the pre-construction services, Skanska will <br />prepare a detailed GMP construction estimate. The GMP baseline estimate will be one on the <br />output of the preconstruction phase and will be included in the project execution plan. <br />Skanska typically prepares the following reports and analyses for clients, including: <br /> <br />Preliminary Budget Estimate of Construction Costs - A Preliminary Budget Estimate of all costs <br />based on a review of the current drawings. Skanska’s local preconstruction staff, consisting of over <br />35 preconstruction professionals, has the ability to determine the correct cost of work for the final <br />project with incomplete information. Our experience both in Florida as well as with city halls and <br />police department facilities allows us to anticipate work not yet shown on the documents. <br />Structural, Mechanical and Envelope Studies – Skanska can provide job specific studies showing <br />various schemes and their related short and long term cost benefits.
