These MEP professionals are able to interface directly with the design <br />team’s professionals and discuss the most intricate details of a system and its’ resulting costs and <br />performance. <br />Key Trade Contractor Involvement – With the approval of the entire project team, Skanska will <br />solicit assistance from critical key trades for both constructability and budgeting parameters to <br />help ensure that the information we provide is the most current and best value to the project. <br />Where Skanska differs from our competition is that we have trade knowledgeable preconstruction <br />professionals who will already know the scope and approximate value of the work to be reviewed. <br />We hear of other projects being misled by subcontractor input because of the lack of oversight that <br />was able to be provided by the CM. <br />Market Study – As a service to our client’s we provide a current status of the local and regional <br />construction markets. Skanska analyzes trends over selected periods of time to keep everyone <br />better informed of market trends that could affect the procurement strategy and sometimes the <br />success of your project. <br />Small Business Participation – During the preconstruction process we contact the local <br />government SBA/MWBE/CSBE offices for their most current listing of small and disadvantaged <br />business enterprises. We will notify the appropriate business entities of potential opportunities <br />through direct telephone contacts, mass fax notifications and/or industry workshops specially <br />organized through our community outreach department. <br />BIM Collaboration – We work closely with the design team to ensure that the virtual design <br />development of documents facilitates subcontractor participation and final facility management <br />utilization. Skanska has successfully utilized BIM capabilities on numerous jobs across the country <br />and we bring this knowledge and experience to both you and the design team. <br />Review of Drawings and Specifications: The goal of constructability and value <br />engineering reviews is to incorporate in the construction documents the materials, systems and <br />elements that will facilitate the efficiency and safety of the construction process and provide <br />the better value for the design intent. The selection of materials and construction methods will <br />also support the previously described key aspects of this project, to prevent disturbance to the <br />surrounding community, traffic and to optimize the use of the construction lot. <br /> •Site impact review - identifies alternative structure/ foundation options that may be required <br />due to rock, soil problems, underground utilities, etc. <br /> •Optimum location on site - minimizes impact of hazards (e.g. rock, soil problems, utility <br />lines, etc.) while ensuring optimum functional location and access. <br /> •Complete, correct and coordinated documents -lowers bid prices and increases <br />subcontractor efficiency. <br /> •Scheduling sequence - improves contractor’s work flow, balances manpower loading, <br />improves equipment efficiency (cranes, hoists etc.), ensures access for large or heavy <br />equipment before close-in of building, and minimizes damage risk to completed areas.
