Project Approach and Understanding <br />Page 12 <br /> •Prefabrication/pre-assembly - off-site manufacture is usually more efficient with better <br />quality control. A key aspect for this particular site, is to limit the amount of concrete <br />placements by using pre-fabrication methods, avoiding construction traffic and community <br />disturbance. <br /> •Uniformity - eliminates unnecessary variations in detail. <br /> •“Just in Time” delivery - avoids double handling and storage of material and equipment. <br />A key aspect for this particular site, is to limit the amount of construction storage areas by <br />using just-in-time delivery methods to optimize the use of the limited construction space <br />and avoid construction traffic disturbance. <br /> •Bid packaging - strategically combines trade work according to local custom to ensure <br />maximum efficiency and minimum cumulative fee markups. <br /> •Appropriate “finish” requirements - apply factory finishes where necessary to minimize site <br />labor. <br /> •Phasing - ensures access for correct trades at appropriate times and access for heavy <br />equipment before building is closed in. <br />Skanska will review and comment on design documents during the current and remaining phases <br />of design. <br />Our preferred method of communicating review comments is to provide a written summary <br />narrative, referring to drawing numbers and details. We then meet with the design team and <br />explain our points and discuss opinions. As a team, we generate a final list of modifications to be <br />incorporated in the documents. <br />Procurement/Bid Packages: A primary objective of an efficient fast track project schedule <br />is to complete and issue portions of the design/ construction documents early on so that long- <br />lead items can be procured. This allows for commencement of construction activities as soon as <br />possible while the design is still developing. Our Project Manager Nicole Heran will be in contact <br />with suppliers to ensure lead items are projected accurately. Our team will work closely with the <br />City, Perkins + Will and trade subcontractors to “plan the work and work the plan.” <br />The purchasing/procurement strategy for this project will take advantage of Skanska’s experience <br />and ability to buy multiple subcontractors at different intervals during design progress as required <br />and approved by the city, while recognizing the need to clearly define the interface requirements <br />between trades ahead of having the design completed. Further, as a project requirement, Skanska <br />will assume the cycle of approval of shop drawings, expediting, traffic and final installation of the <br />equipment. <br />During the early phase of pre-construction we will review the necessity to pre-purchase potentially <br />long lead materials. We will pre-purchase the identified long lead equipment and materials <br />prior to the completion of construction documents in order to directly expedite the delivery <br />of this equipment and materials to confirm physical and performance characteristics from the <br />manufacturer. Trade subcontracts will be bid based on issued construction documents. Bid scope <br />will also include the necessary schedule compression requirements, installation and operation <br />certification requirements.
