Project Approach and Understanding <br />Page 17 <br />Critical Issues <br />Skanska is aware of the key construction and critical considerations needed to build this facility <br />without any disturbances to the surrounding community. These critical facilities and institutions <br />include Norman Edelcup Sunny Isles Beach Elementary and Middle School, , recreational center, <br />Jewish and Catholic places of worship, and commercial restaurants. Skanska will use meticulous <br />planning and all the best construction methods, technology and innovation available throughout <br />the life cycle of the project to avoid disturbance and respect the current operations of these <br />facilities. Skanska will also emphasize on protecting the environment and the landscaping areas. <br />Another critical issue identified is the limited job site space. This will require extensive planning <br />during the design development and the pre-construction phase to optimize the proper use of <br />the construction lot in order to have an effective logistic plan that will support the construction <br />execution. An outstanding logistic plan will be implemented to eliminate negative impacts and <br />disturbance to the critical community activities and traffic. <br />Innovative concepts to enhance value, quality and <br />control cost and schedule <br />Construction and Post Construction Services <br />As the design work progresses and construction documents are prepared, Skanska will proceed <br />to provide comprehensive construction management services for the construction phase scope of <br />work. We will coordinate, manage, and supervise the construction work to assure that the project <br />is complete, safe and properly built in strict accordance with the contract documents. Through the <br />use of subcontractors, suppliers and our own professional forces, we will provide the necessary <br />labor, materials, tools, equipment, temporary utilities and facilities necessary to complete the <br />construction and installation of the project. We believe the critical services of the construction <br />phase for this project will include, but not be limited to the following: <br /> •Supervision and administration <br /> •Procurement (Subcontract/Equipment) <br /> •Safety and health management <br /> •Review of contract documents <br /> •Maintain and monitor the schedule <br /> •As – Built Drawings <br /> •Project Meetings <br /> •Turn Over Documentation <br /> •Project Management Systems <br /> •Warranty and Installation / Close Out <br />Supervision and Administration: Following the preconstruction phase activities, our first <br />assignment will be to finalize the project execution plan and project procedures manual (CPEP). <br />This document defines the methods and procedures the project team will use to execute the <br />project. The final CPEP will integrate the activities of all project team members into one set of <br />procedures that have been agreed to by all parties. These procedures will provide the methods and
