Project Management Services <br />Page 55 <br /> •Management Control Schedule (during <br />Construction Documents Stage) - This schedule <br />covers the detailed activities for all phases of the <br />project. It will allow for information that is coded and <br />sorted by subcontract, work package, work area and <br />project phase. <br />Several factors (internal and external) are taken into <br />consideration when developing each of the listed schedules: <br /> •Internal Factors <br /> -Scope of work <br /> -Building systems and Materials <br /> -Methods and Constructability <br /> -Alternatives and Design Considerations <br /> -Purchasing and Material Lead Times <br /> •External Factors <br /> -Governmental Center activities and events <br /> -Impact on Building Activities (limiting parking, <br />creating noise, etc.) <br />Upon the inclusion of these internal and external factors, the <br />following key components are highlighted at each schedule <br />level: <br /> •Design <br /> •City of Sunny Isles Beach Review <br /> •South Florida Water Management District Review <br /> •Miami-Dade County Utility Permitting Review <br /> •Pre-construction <br /> •Procurement <br /> •City of Sunny Isles Beach Permitting <br /> •Construction <br /> •City of Sunny Isles Beach Occupancy <br /> •Close-out Activities <br />During the construction phase: <br /> •The project schedule will be incorporated into every <br />subcontract. <br /> •The project schedule will be reviewed and <br />updated after Weekly progress meetings where the <br />subcontractors review and evaluate a three-week <br />“look ahead” snap shot of the project schedule to <br />ensure focus on upcoming events and detailed <br />coordination with City of Sunny Isles Beach Facilities. <br /> •Weekly City of Sunny Isles Beach meetings are <br />scheduled to highlight current progress and <br />upcoming activities are reviewed with City of Sunny <br />Isles Beach. <br /> •Periodic mechanical and electrical coordination <br />meetings are scheduled with associated <br />subcontractors. <br /> •Periodic sessions with appropriate team members <br />are scheduled to “correct” any areas of slow down or <br />delay which may impact City of Sunny Isles Beach, <br />subcontractors or the critical path. <br />If changes and/or unforeseen conditions occur during the <br />construction phase, the following techniques will be utilized <br />to evaluate the impact and to develop the recovery strategies: <br /> •Development of a critical path method (CPM) <br />schedule for all new activities resulting from changes <br />or unforeseen schedule impacts. <br /> •Integration of new activities into the total project <br />schedule. <br /> •Tracking the resulting critical path schedule to <br />identify impact to final completion. If the completion <br />date has been threatened, we will review the <br />Team members engaged during the scheduling process. Everyone <br />participates and takes ownership in the master project schedule.
