Project Management Services <br />Page 59 <br />arise that are needed to be funded by the contingency. <br />The cost for scope adds and City of Sunny Isles Beach <br />changes will be deducted from the Construction <br />Contingency that will be held within the budget. <br />d. Change Order Negotiation <br />In developing a comprehensive understanding of City of <br />Sunny Isles Beach’s objective(s); a well defined scope of <br />work and a thorough pre-construction process that involves <br />multiple design reviews, City of Sunny Isles Beach, Perkins + <br />Will and Skanska will limit the potential for change orders. <br />A construction contingency controlled solely by City <br />of Sunny Isles Beach is recommended to address <br />unforeseen site conditions and to accommodate for design <br />enhancements and City of Sunny Isles Beach needs. Each <br />contingency adjustment is reviewed with City of Sunny <br />Isles Beach and Perkins + Will to test the assumptions and <br />decisions made; reviewed against the schedule limitations <br />and negotiated with the subcontractors to bring the potential <br />costs within acceptable limits. <br />e. Security Systems <br />The security systems put in place will be dictated by the <br />identified external factors: <br /> •Existing facility/campus activities and schedules <br /> •Visitor and staff traffic flows and parking areas <br /> •Impact on building activities (limiting parking, <br />creating noise, blocking public areas, etc.) <br />In addition to scheduling and timeline modifications, the <br />Project Execution Plan will identify all required security <br />systems. Skanska and its subcontractors in coordination with <br />City of Sunny Isles Beach will ensure that all construction <br />areas are completely blocked, fenced in and “Construction <br />Area” signs are posted. <br />Materials and equipment are to be removed off site daily; <br />stored in areas identified by the City of Sunny Isles Beach <br />plant manager or completely fenced in. <br />Noise and dust controls are also applied to eliminate the <br />impact to the existing facility. Vehicles and equipment are <br />cleaned so as not to track mud or debris to other areas or <br />roads on the campus. <br />Throughout every phase, technology will be <br />utilized to enhance every aspect of the project.
