Project Management Services Page 61 Upon the system start-up and the declaration of substantial completion by City of Sunny Isles Beach and Perkins + Will and the development of the final punch-list, Skanska and its subcontractors work on completing any outstanding punch- list items prior to requesting a final inspection. We will coordinate with all parties and the submittal of all construction related documentation to the USGBC for the Construction Phase Review. Once both rounds of the Construction Phase Review are complete, the USGBC will offer the project a final certification award. Following the final inspection and the issuance of the final acceptance inspection report and the notice of completion, a final payment request is submitted for the City’s approval and for the release of the 10% retention held. Along with the final payment request and the final change, reconciling all unused funds, the following items are submitted: •Final lien waivers •As-built drawings •Operations and maintenance manuals •Training demonstration videos •Project warranties and extended warranties •Systems start-up and training programs •Attic stock and additional material and spare parts •Digital copies of all contract administration documents c. Warranty Period Services Upon the declaration of the substantial completion, Skanska and its subcontractors warrant and certify to City of Sunny Isles Beach that the work conforms to the scope of work defined in the Guaranteed Maximum Price deliverable. In the case of any nonconformity, the work shall be remedied immediately at no cost to the City. The duration of the warranty is one year from the date of substantial completion unless specific extended or special warranties are required or specified. For the duration of the warranty, Warranty Request forms, developed in coordination with the City (or utilizing existing City of Sunny Isles Beach standard forms), are used to inform Skanska of any non-conformities. These forms will be generated by the City, sent to Skanska and are retuned upon the completion of the work described on the form. The forms are reviewed with City of Sunny Isles Beach and Perkins + Will upon issuance, and are signed by all parties during the warranty process. A warranty log is managed by Skanska and is forwarded to City of Sunny Isles Beach and Perkins + Will, periodically. Upon the completion of the warranty period, City of Sunny Isles Beach, Perkins + Will and Skanska complete a one year walk through to evaluate the conditions of the project and its functionality with the end users. The Close-out Plan will be included in the Construction Project Execution Plan to ensure that post- construction process is seamless.
