Project Management Services <br />Page 61 <br />Upon the system start-up and the declaration of substantial <br />completion by City of Sunny Isles Beach and Perkins + Will <br />and the development of the final punch-list, Skanska and its <br />subcontractors work on completing any outstanding punch- <br />list items prior to requesting a final inspection. <br />We will coordinate with all parties and the submittal of <br />all construction related documentation to the USGBC for <br />the Construction Phase Review. Once both rounds of the <br />Construction Phase Review are complete, the USGBC will <br />offer the project a final certification award. <br />Following the final inspection and the issuance of the final <br />acceptance inspection report and the notice of completion, <br />a final payment request is submitted for the City’s approval <br />and for the release of the 10% retention held. <br />Along with the final payment request and the final change, <br />reconciling all unused funds, the following items are <br />submitted: <br /> •Final lien waivers <br /> •As-built drawings <br /> •Operations and maintenance manuals <br /> •Training demonstration videos <br /> •Project warranties and extended warranties <br /> •Systems start-up and training programs <br /> •Attic stock and additional material and spare parts <br /> •Digital copies of all contract administration <br />documents <br />c. Warranty Period Services <br />Upon the declaration of the substantial completion, Skanska <br />and its subcontractors warrant and certify to City of Sunny <br />Isles Beach that the work conforms to the scope of work <br />defined in the Guaranteed Maximum Price deliverable. In <br />the case of any nonconformity, the work shall be remedied <br />immediately at no cost to the City. <br />The duration of the warranty is one year from the date of <br />substantial completion unless specific extended or special <br />warranties are required or specified. For the duration <br />of the warranty, Warranty Request forms, developed in <br />coordination with the City (or utilizing existing City of <br />Sunny Isles Beach standard forms), are used to inform <br />Skanska of any non-conformities. These forms will be <br />generated by the City, sent to Skanska and are retuned upon <br />the completion of the work described on the form. <br />The forms are reviewed with City of Sunny Isles Beach and <br />Perkins + Will upon issuance, and are signed by all parties <br />during the warranty process. <br />A warranty log is managed by Skanska and is forwarded to <br />City of Sunny Isles Beach and Perkins + Will, periodically. <br />Upon the completion of the warranty period, City of Sunny <br />Isles Beach, Perkins + Will and Skanska complete a one year <br />walk through to evaluate the conditions of the project and its <br />functionality with the end users. <br />The Close-out <br />Plan will be <br />included in the <br />Construction <br />Project <br />Execution <br />Plan to ensure <br />that post- <br />construction <br />process is <br />seamless.
