Project Management Services <br />Page 62 <br />LEED Methodologies <br />As the nation’s only ISO14001/18001 certified <br />construction company, we provide City of Sunny Isles <br />Beach with points just by being selected. <br />To ensure the success of the project, LEED efforts will <br />conform with all design, pre-construction and construction <br />efforts and will be clearly identified in the Project Execution <br />Plan. <br />Starting with the Conceptual Stage of the Design and Pre- <br />construction Phase, City of Sunny Isles Beach, Perkins + <br />Will, and Skanska will outline the project’s LEED strategy, <br />establish clear LEED goals and identify key activities that <br />include: <br /> •Completing a project specific LEED Responsibility <br />Matrix to define responsibilities. <br /> •Designating a LEED Coordinator to manage <br />the process and keep all team members on track <br />throughout the project. <br /> •Registering the project for LEED Certification with <br />the USGBC. <br /> •Holding a Sustainable Design Charrette to discuss <br />strategy, identify roles and responsibilities. <br />Decisions made and strategies established during this <br />conceptual and schematic phase will be recorded on a LEED <br />Scorecard or worksheet which will be updated periodically <br />and at every stage of the pre-construction process to assist us <br />in organizing, reviewing and targeting the credits applicable <br />to this project. <br />During the Design Development Stage, design investigation <br />and cost estimation of LEED’s impact will continue with the <br />collaboration of the trade experts and to the development of <br />the bid packages. In addition to the design considerations, <br />the optional requirements for the following will be <br />evaluated: <br /> •Enhanced commissioning in addition to the <br />fundamental commissioning which is a required <br />prerequisite. <br /> •Design Phase Review by the USGBC which will <br />allow for feedback from the USGBC and assist in <br />identifying the most cost effective and successful <br />LEED strategies. <br /> •It is critical that all LEED requirements show up <br />in both construction drawings and specifications. <br />After the design criteria and the LEED Scorecard <br />are established and finalized during the design <br />development stage, the 100% Construction <br />Document stages focus on incorporating all the <br />LEED requirements into the construction documents, <br />the specifications and the bid packages.
