Development Standards: The Project is consistent with the provisions of the City's <br /> Comprehensive Plan and Code of Ordinances ("Code"), and we are pleased to state that no <br /> variances are required. The Property contains 43,198 square feet or 0.99 +/- acres of land. The <br /> FAR permitted under the Code, inclusive of bonuses and TDR, is 165,664 square feet. The <br /> development program complies with the maximum floor area as the Project contains only 126,887 <br /> square feet. The Code permits a maximum density of up to 92 units for the Property. Again, the <br /> Project complies with the maximum density requirement and includes only sixty-one (61) <br /> residential units.
