On behalf of the Applicant, we respectfully submit this revised <br /> Letter of Intent in connection with the Application to redevelop the Property with a new mixed-use <br /> residential project containing sixty-one (61) residential units, 5,721 square feet of commercial office <br /> space and a Mikva(collectively, the "Project") in the City of Sunny Isles Beach (the "City"). <br /> I. Project History: <br /> The Property is currently improved with an 8,533 square foot Denny's restaurant and sixty- <br /> five (65) surface parking spaces. The Property has two (2) vehicular access points along Collins <br /> Avenue and one (1) on 175th Terrace. The Applicant originally proposed to (re)develop the <br /> Property with a stunning mixed use project containing 165,538 square feet of floor area, seventy- <br /> seven (77) residential units and a ground floor restaurant (the "Original Project"). The Original <br /> Project included a request for 38,104 square feet of Transferable Development Rights ("TDR"), <br /> inclusive of six (6) dwelling units. <br /> On May 21, 2015, the City Commission reviewed the Original Project and, although <br /> generally impressed with the design, expressed concerns with the Applicant's request for TDRs.
