The City's Consultant has approved the submitted plans subject to <br />compliance with Condition # 8. <br />3. Civil Engineering <br />The Applicant's Civil Engineering Plans were prepared by Consulting Engineering & <br />Science, Inc. have been reviewed by City's Civil Consultant Marvin Guillen from The <br />Corradino Group dated July 8th, 2015. The City's Consultant has approved the <br />submitted plans subject to compliance with Condition # 10 and Applicant has agreed <br />to comply with conditions at building permitting. <br />VI. FINAL ANALYSIS <br />This site plan modification received on June 30, 2015 only includes modifications to <br />Phase I of the previous approved site plan. The site plan modification has been <br />reviewed by Staff and City Consultants. Based on the review of the application, Staff <br />finds the application consistent with the City's Comprehensive Plan and the City's Land <br />Development Regulations subject to all conditions stipulated below. <br />Staff is submitting this application for consideration by the City Commission. <br />VII. CONDITIONS <br />If the City approves this application, the application will be subject to the following <br />conditions. <br />Conditions to be completed before demolition, below grade or building permits are <br />issued: <br />(1) That the plans in the approval be substantially in accordance with that submitted for <br />public hearing, which are entitled "Site Plan Modification for Sunny Isles Publix", <br />prepared by Consulting and Engineering and Science, Inc. and Fisher and Associates, <br />LLC.; consisting of 12 sheets dated June 30, 2015; the Landscape Plan consisting of 4 <br />sheets and prepared by Witkin Hults Design Group dated June 30, 2015. Plans are <br />subject to revisions based comments provided by zoning staff of the City of Sunny Isles <br />Beach. Plans may be modified at public hearing. <br />(2) All conditions set forth in City Resolution No. 14-Z-141 adopted July 17, 2014 shall <br />remain in effect, except conditions modified under this report. <br />(3) Upon the submittal of an application for a building permit, the plans submitted shall be <br />approved by the City's Community Development Department and be consistent with the <br />U9PLANNING&ZONING20081ZONING HEARING-APPLICATIONS12015 APPLICATIONIZ2015-12 18330 COLLINS AVENUE 6 <br />
