Approval of an increase in Floor Area Ratio in accordance with Sections 265-38 <br /> of the LDRs utilizing the following bonuses: <br /> a. 0.10 - Beach Access Easement; and <br /> b. 0.20 - Beach Access Trust Fund; and <br /> c. 0.60 - Collins Avenue Streetscape Bonus; and <br /> d. 0.60 - Public Beach Recreation Enhancement Bonus; and <br /> e. 0.20 - Public Parking Bonus; <br /> f. .20 - Public Oceanfront Park Bonus; and <br /> g. .20 - Education&Cultural Bonus <br /> 4. Approval of shared parking pursuant to Section 265.46(A)(3) of the LDRs. <br /> Please note that no variances are sought by the Applicant. <br /> As part of the Applicant's phasing and staging of the development, a portion of the <br /> development will not commence construction within 24 months as provided in the LDRs. As <br /> such, the Applicant would respectfully request an extension of the 24 month time frame to pull a <br /> building permit, as set forth in Section 265-11.N.(2) of the LDR's and, instead, that the City <br /> approve a 48 month time extension to pull a building permit after the expiration of the 24 month <br /> time timeframe. <br /> The Applicant has already met or is in the process of meeting with: the Miami-Dade <br /> County Fire Department to discuss staging of the proposed development; the City of North <br /> Miami Beach regarding water availability; Miami-Dade County Water and Sewer Department <br /> regarding sewer availability; the Florida Department of Transportation regarding Collins <br /> Avenue; the Florida Depai tinent of Environmental Protection regarding the building siting in <br /> relationship to the Coastal Construction Control Line; and the Applicant has retained the services <br /> of a consultant to process its application through the Federal Aviation Administration. The <br /> Applicant is committed to continue to meet and discuss the proposed development with these <br /> agencies throughout the site plan process and will obtain any necessary approvals from these <br /> agencies prior to initiating construction. <br /> We submit that the requested approval is consistent with the provisions of the City's <br /> Comprehensive Plan and LDRs.
