It is a <br /> • vehicle for analyses and design.It translates the planning framework into tangible design actions to guide <br /> the physical form of the urban development; it bridges planning and architecture. <br /> • <br /> B&A's urban design approach responds to clear planning steps that begin with understanding the <br /> • problem and intent; is based on solid analysis of conditions and potential opportunities; and is creative in <br /> 0 generating alternative solutions that are thoroughly conscientious in their evaluation and selection. Our <br /> • approach encompasses the following planning steps: <br /> O <br /> • • Identification and definition of goals and objectives; <br /> 0 <br /> • • Analysis of Existing Conditions-As with any professional endeavor,an understanding of the vital signs <br /> • of the project must be developed. The areas of analyses will include varied elements beginning <br /> • with the regulatory framework, and may include other areas such as wind assessment, visual <br /> • corridors, economic and market demand conditions, building conditions, infrastructure analyses, <br /> • streetscapes, and others as may be necessary to define the picture of existing conditions; <br /> • <br /> • • Summary of Issues and Opportunities - Summary of the salient conditions that create the issues <br /> and opportunities for action. These form the basis for the creation of the project vision; <br /> • <br /> • • Formulation of Alternative Options-May include specific designs, action or no action options,and <br /> • others as may be required; <br /> • <br /> • • Alternative Evaluation Criteria and Selection of Preferred Alternative; <br /> • <br /> • • Final Plan Preparation. <br /> • <br /> • We use of graphics and text to describe the existing conditions of the area and proposed actions.
