• 0 ® APPROACH & METHODOLOGY • • • • • CONTINUING SERVICES CONTRACT APPROACH AND METHODOLOGY • • The approach described below will provide a logical and orgonized way to resolve a variety of project • types that fall under continuing contracts. Although every project will have a specific project approach • appropriate to the scope of work,the following is a baseline for means of clearly organizing and managing • a project to ensure the project is executed on time and within budget. • • Phase I - Planning, Programming and Schematic Design • The project approach for Planning, Programming and Schematic Design Phase is broken down into the • following tasks: • • 1.1 Report Collection -The Team will collect all relevant information on the project, in particular: • • As-built drawings • Inspection reports • • Entitlement documents (if any) • Current documents with budgets • • LEED targets • Existing Utility information • • 1.2 Base Plan - Create a comprehensive Site Plan to include all existing buildings, site utilities, existing • equipment and infrastructure, drainage, etc. Conduct field investigations, topographical surveys • and research available record drawings. • • 1.3 Kick-Off - The Team will attend a kick-off meeting at the City of Sunny Isles Beach. Key points to • be addressed: • • • Review the objectives and criteria for the project with City staff. • • Designate responsibilities of each consultant on the design team. • • Establish a planning schedule. • • Discuss funding, budget and critical associated grant timeline. • • Program Development; existing renovation, expansion or new construction • • 1.4 Site Inspection -The Team will tour the project site and conduct a one-day work session with • City staff and other key parties. The team will participate in a site inspection of the existing • facilities for the design to proceed. • • 1.5 Schedule - B&A will develop a preliminary detailed project schedule. • • 1.6 Due Diligence / Existing Facility Report- A report will be prepared that analyzes existing facilities. 0 • • Data Collection • Evaluation of the existing site • • Site lighting • Evaluation of the existing exterior Shell / building envelope • • Evaluation of the existing structure • Evaluation of the existing interior floor plan, layout • • Sprinkler/ Fire Protection System • Plumbing / Pump Rooms • • Electrical • Assessment Report • • Evaluation of the existing Mechanical, Electrical, Plumbing and Fire Protection Systems • • • • Cba CONTINUING PROFESSIONAL ARCHITECTURAL& ENGINEERING SERVICES FIRMS ONLY(CCNA) • RFQ No. 12-04-02 59
