The Architectural feature is outside of the 75’ <br />minimum requirement. Please reference comment 4 above. <br />g. Front setback below grade provided is incorrect and is greater than 10”. <br />RESPONSE: The Data Sheet is currently intended to reflect that the city’s <br />minimum are met. The layout reflects that the physical separations is at a minimum <br />17’-5”. <br />h. Rear setback must be measured from either bulkhead or property line and not <br />erosion control line. Please correct. <br />RESPONSE: The drawing has been updated. The rear setback is measured to <br />the bulkhead line as this is closer to Collins as prescribe in the sunny isles code. <br />i. Below grade garage north and south side setbacks not provided in table. <br />RESPONSE: Below grade to the north and south side setback is to the property <br />line. Table has been updated. <br />j. North and south interior side setbacks must show actual number of feet for <br />pedestal. <br />RESPONSE: We will show maximum elevation as well as setback from property <br />line. This should help to clarify that the top edge of the podium is within the prescribe <br />code setback. <br />k. Separate number of permitted units from TDR units. <br />RESPONSE: Data Sheet has been updated accordingly. <br />l. In Maximum Density Calculations Table density cannot be rounded up, please <br />recalculate number of units and also remove the total allowance from table, <br />the density listed as allowed cannot be obtained because this is a mixed-use <br />project. Acreage cannot be rounded up. <br />RESPONSE: Density has rounding has been corrected. Total allowance has <br />been corrected. Acreage has been corrected. <br />m. Provide total number of units under Amount of Off-Street Parking Table. <br />RESPONSE: Total number of units has been updated and is reflected on the <br />current Off-Street Parking Table. <br />n. Clarify whether condotel units are in both towers and, if so, provide a <br />breakdown. <br />RESPONSE: Chart for condotel units has been updated to clearly reflect where <br />the condotel units are located. <br />o. Provide amount of off-street parking spaces as per Sec. 265-46 B. table to <br />include requirement per each use. <br />RESPONSE: Chart for Off-Street parking has been updated to reflect <br />requirement per each use. <br />p. Under Hotel venue and meeting space required parking is 46 not 45 spaces <br />and Office parking required is 8 spaces. <br />RESPONSE: Noted the number has been “rounded” accordingly. <br />q. Based on ADA requirements a minimum of 2% of required parking must be <br />ADA Accessible. Therefore, 22 H/C parking spaces are required whereas, 20 <br />are proposed. <br />RESPONSE: Per the addition of the spaces per comment P. 23 H/C spaces are <br />required and will be reflected in the layout both on level 1 for the self-parking floor. <br />r. Add 5. to indicate number of hotel rooms. <br />RESPONSE: a Fifth chart has been added to reflect the number of hotel rooms. <br />s. Zoning requirements and project data to be on one page for better readability, <br />move tower matrix to next sheet. <br />RESPONSE: Tower Matrix has been moved. <br />
