<br />CITY OF SUNNY ISLES BEACH 2007 COMPREHENSIVE PLAN <br />EVALUATION AND APPRAISAL REPORT (EAR)-BASED AMENDMENTS <br />APPLICATION NO.1 <br />CITY OF SUNNY ISLES BEACH COMPREHENSIVE PLAN <br />FUTURE LAND USE ELEMENT AMENDMENTS <br /> <br />1. Amend Objective 1 as follows: <br /> <br />Objective 1 <br /> <br />The location and configuration of urban growth through the year 20B20 shall emphasize the improvement, <br />protection and preservation of existing residential areas and the renewal, rehabilitation and redevelopment of <br />obsolete commercial and beachfront development neighborhoods, infill development of the remaining scattered <br />vacant lots, and the rehabilitation and/or redevelopment of underutilized or obsolete developments. <br /> <br />2. Amend Policy 1 G. as follows: <br /> <br />Policy 1 G. The City shall provide incentives continue to' coordinate as appropriate with the private sector for <br />the assembly and redevelopment of obsolescent and underutilized oceanfront properties to encourage adequate <br />and efficient provision of on-site parking, expanded on-site landscaped open space, increased view corridors <br />and additional public cross access corridors to public beaches. <br /> <br />3. Amend Policy IH. as follows: <br /> <br />Policy 1 H. The City shall continue to coordinate as appropriate with the private sector +10 promote <br />increased year round residency of oceanfront private residences as a means of providing implement strategies to <br />provide market support for commercial redevelopment west of Collins A venue, a trade off of increased <br />densities for owner occupied residences against decreased densities for apartment/hotel conversions should be <br />supported. <br /> <br />4. The City shall encourage the may permit, where appropriate, the transfer of development rights <br />from lands acquired by municipal government after the date of June 16, 1997 for public uses other than <br />residential or commercial purposes but including public open space, parks and recreation facilities, community <br />facilities, public educational and cultural facilities, and public utilities to development sites within the Town <br />Center and commercial and resort districts abutting Collins Avenue to promote the redevelopment and unified <br />planning and design of sites, mixed uses and the revitalization of the economic base of Sunny Isles Beach in <br />furtherance of Policies 1 "^~ and 1 B and to prioritize the density increases v;here practical for the production of <br />affordable housing of these areas in accordance with this Plan. <br /> <br />5. Amend Policy 11. as follows: <br /> <br />Policy 11. The City shall implement within suitable lo\'-/ density areas, regulations to authorize and regulate <br />accessory apartments on low-density residential parcels with the objective of providing affordable housing <br />opportunities for the elderly or young couples while protecting the neighborhood character. <br /> <br />6 <br />
