.

CITY of SUNNY ISLES BEACH
Proiessional Design Services ior I-Ieritage Park and Parking Garage
Request ior Qualiiications No. 07-08-01

2. PROJECT UNDERSTANDING and APPROACH
a. The firm's thorough understanding of the scope of work.

Sunny Isles Beach is the "CITY OF SUN AND SEA". Cubellis' strategy for Heritage Park is to celebrate
what makes Sunny Isles Beach unique. Direct symbols and indirect gestures to the Sun and Sea will
influence the design concept and will serve to unify and integrate the purely functional needs of the
parking structure and Florida Community Trust (FCT) program requirements with the playful elements
necessary to delight and fulfill the wishes of the City's dynamic and diverse community. LEEDTM
initiatives and sustainable strategies will be introduced at ever opportunity to reflect the City's desire to
sustain a vital and high quality environment for the community today and tomorrow.

The prominent 3.82 acre location at the north edge of the City lends itself perfectly to a solution that
announces your arrival into and out of the City of Sunny Isles Beach. By nature of the amenities
programmed for Heritage Park of a four story rock climbing wall, splash pad water play area, Nature
Center with the necessary restroom facilities for the entire park incorporated, two bocce ball courts,
toddler playground, !4 mile "heritage" nature trail, picnic pavilions, open play areas, art in public places
and site furnishings will certainly expand the range and recreational appeal of the residents and visitor
alike.

.

Access to the site will be from Galahad Dade Boulevard, which has signaled access to Collins Avenue
(A 1 A) and a crosswalk for access to the two northernmost beach access points in the City. Upon entry
to the park surface level parking is available for easy access for strollers and handicapped patrons.
Expanded patron parking and valet parking for the Ramada Plaza Marco Polo hotel will be provided in
the adjacent four story 500 space parking structure. By locating the structure at the southwest corner of
the site, the size and scale of the structure are shared with the existing parking garage of the
neighboring condominium community and the location allows for the structure to serve as a back drop
to the parks amenities. At the
southeast corner of the parking
garage there is an opportunity
for public works storage below
the second level landing with
direct access to the park on the
east side of the garage, as well
as internal to the parking
garage.

r'-~-
_.- -

... -

~
-~

- ~ .r_

.~ -- -= "~ -.',::- ~
...-_..~~. - -.
." ~ -

-'- '. ... --
f ~_. -.;;r =- ~-,..-.r.-._.........
-. - - ---

r

Cubellis plans on utilizing the
garage as the structure support
for a one-of-a-kind 2700
terraced "coral" rock climbing
experience. The free-form
nature of the four story climbing
wall will act as a screen that
both shields and diminishes the
mass of the parking structure. Landscape elements will be integrated into the vertical elevations of the
garage as well to further soften the image. The climbing area will be surrounded by a "sea" of
rubberized safety surfacing for the protection of the patrons.

..._~

.J
~ ,.-
. ,...
, - ~ "-

~

.

From the initial impact of the climbing wall the variety of park features flows naturally towards the "sun"
shaped splash pad water play area that has tropically themed spraying and squirting elements and
onward toward the Nature Center that will provide necessary exhibit, learning and administrative
spaces at the northeast corner of the site. The building, shade structures and picnic pavilions will
provide shade and shelter opportunities for the more active components of the park.

Headed south away from the Nature Center, one can join the !4 mile "heritage" nature trail that will
meander through the entire park. The "heritage" trail is aligned by native tropical landscape materials

- 5 -

cubellis.
