<br />. <br /> <br />. <br /> <br />. <br /> <br />The Firm's Approach <br />WA proposes a holistic approach to the design process that starts with; 1) a strong team organization hav- <br />ing relative experience and a depth of resources, 2) a single point of contact with an experienced project <br />manager, 3) a compilation of seasoned and experience professionals with a working knowledge of all of <br />the programmatic requirements, ( all detailed in other sections of the RFQ) and finally 4) a delivery proc- <br />ess that insures that Heritage Park will be a successful component of the City's urban renewal plans. <br />The delivery process will progress through several major project phases as follows: <br /> <br />Due Diligence, Data Collection and Concept Development This task will involves the collection and <br />assessment of all relevant architectural, engineering, and environmental data necessary to initiate the <br />planning process, properly involve the community, develop appropriate design recommendations, and to <br />perform the necessary analysis. <br /> <br />Public Involvement The WA team recognizes that this park and garage will serve a community that has <br />seen imposing growth in recent years. The WA team will attend Community Design Workshops and listen <br />to the concerns of residents and provide the design leadership necessary for the successful completion of <br />the project, including collaboration with City staff from the onset of the project. The objective will be to <br />have significant public participation to ensure the maximum possible recognition and acceptance of the <br />final design. <br /> <br />Design & Construction Documents The Design and execution of the final production drawings will be <br />performed by our multidisciplinary team of architects, engineers and landscape architects in a three-step <br />process. The first step will be Schematic Desiqn Phase, where the team shall prepare schematic design <br />drawings (based on the approved Conceptual design) consisting of site plan, floor plans, project data, ex- <br />terior elevations, sections and other drawings delineating, in general, the design parameters of the pro- <br />ject. These documents will be used to solicit the City's and Community's concurrence that the design is in <br />general compliance with the previously approved concept. The next step will be the Desiqn Development <br />and Construction Documents Phase. Based on the approved Schematic Design Documents, the Architect <br />will prepare more detailed documents consisting of drawings and specifications for the construction of the <br />Project including Owner-provided bidding information forms, conditions of the contract, and the form of <br />Agreement between Owner and Contractor. The WA team will also assist the Owner in connection with <br />the Owner's responsibility for filing documents required for the approval of governmental authorities hav- <br />ing jurisdiction over the Project. Once the drawings have been completed, the next step will be Biddinq <br />and Neqotiation. During this phase, following the Owner's approval of the construction documents, the <br />WA Team will assist the City in obtaining bids or negotiated proposals and assist in awarding and prepar- <br />ing contracts for the construction. The Final phase will be the Administration of the Contract. Such items <br />to be included under this phase are attendance at pre-construction conferences, attendance at weekly <br />meetings, responding to contractor's RFls, responding and evaluating contractor's request for change or- <br />ders, contract amendments, review of shop drawings, review and recommendation of contractor applica- <br />tions for payment, specialty site visits, project close out reviews, including substantial completion, final <br />punch list development and project certification of final completion of each phase, and acceptance and <br />warranty administration of each phase. In general protecting the interest of the City while the project is <br />under construction. <br /> <br />Permitting <br />As an extension of the dialogue established in development / confirmation of the code analysis phase, WA <br />will work closely with regulatory agencies during the initial stages of the project to define all applicable <br />regulatory requirements.
