Uses designated on the Land Use Plan Map and interpretive policies, which <br />generate or cause significant noise, dust, odor, vibration, or truck traffic shall be <br />protected from damaging encroachment by fuwre approval of new incompatible <br />uses such as residential uses. <br /> <br />4C. Residential neighborhoods shall be proteCted by minimizing intrusion of uses <br />that would disrupt or degrade the health, safety, tranquility, character, and <br />overall welfare of the neighborhood by mitigating such impacts as excessive <br />density, noise, light, glare, odor, vibration, dust or traffic. <br /> <br />4D. Uses which are supportive but potentially incompatible shall be permitted on <br />adjoining sites or districts only where proper design solutions can and will be <br />used to integr-clte the compatible elements and buffer any potentially <br />incompatible elements. <br /> <br />4E. <br /> <br />Zoning shall be examined to determine consistency with the Comprehensive <br />Plan, and if deemed necessary to remedy an inconsistency, rezoning action shall <br />be initiated. Such examination will occur during the formulation of the City's <br />Land Development Regulations. <br /> <br />4F. <br /> <br />Through its planning, regulatory, capital improvements and intergovernmental <br />coordination activities, the City of Swmy Isles Beach shall seek to ensure that <br />suitable land is provided for placement of utility facilities necessary to support <br />proposed development and redevelopment. Necessary utility facilities may be <br />located throughout The City of Sunny Isles Beach in all land use categories. <br /> <br />Objective 5 <br /> <br />Upon the adoption of this plan, all public and private activities regarding the <br />use, development and redevelopment of land and the provision of urban services <br />and infrastructure shall be consistent with the goal, objectives and policies of this <br />Element, with the adopted Population Estimates and Projections, and with the <br />future uses provided by the adopted Land Use Plan map and interpretive <br />policies, as balanced with the Goals, Objectives and Policies of all Elements of <br />the Comprehensive Plan. <br /> <br />Policies <br /> <br />SA. The Land Use Plan Map contained in this Element establishes standards <br />for allowable land uses, and densities or intensities of use for each land <br />use category identified on the adopted Land Use Plan map, and is <br />declared to be an integral part of these adopted Land Use Policies. <br /> <br />5B.
