<br />Section 506: Amendments to the Land Development Regulations and Omcial <br />Zoning Map. <br /> <br />506.1 PuJ:pose. The purpose of this section is to provide a uniform procedure <br />concerning the review of and proposals for amendments to these <br />regulations and zoning designations, to provide for the continued integrity <br />of these regulations; to adapt to changes in the community; and to allow the <br />public an adequate opportunity to be heard concerning issues arising under <br />or incidental to these regulations and amendments hereto. Whenever the <br />public necessity, convenience, general welfare or good zoning practice and <br />planning techniques require, the City Commission may, by ordinance duly <br />adopted in accordance with the procedures set forth herein, amend and/or <br />supplement the LDRs, the zoning district boundaries or classifications of <br />property now or hereafter established or by amendment hereto. All <br />amendments of the LDRs or Official Zoning Map shall be consistent with <br />the adopted Comprehensive Plan. <br /> <br />506.2 Initiation. The City Manager or the City Commission may initiate an <br />amendment to the text of the LDRs. Any affected person may apply to the <br />City to amend the text of the LDRs. An amendment to the Official Zoning <br />Map may be initiated by the City Manager, City Commission or by any <br />person owning property within the area proposed for change on the Official <br />Zoning Map subject to the payment of an application fee to cover the cost <br />of processing the application. <br /> <br />506.3 Application Requirements. Applications for amendment to the Zoning <br />Map and text of the LDRs shall be on an application form specified by the <br />Zoning, Planning and Building Director. The information in the application <br />shall address the standards of sections 506.6 and 506.7 <br /> <br />506.4 Reviews by Staff The Department of Zoning, Planning and Building shall <br />review applications for amendment to the text of the LDRs and <br />amendments to the official zoning map and compile a written report which <br />summarizes the facts of the case including all relevant documents, and <br />evaluates the proposed amendment with the general purpose and standards <br />set forth in this section. The Zoning, Planning and Building Director shall <br />transmit a copy of the staff report to the City Manager. <br /> <br />506.5 Reviews by City Commission. The City Manager shall schedule the <br />proposed amendment for the next available City Commission meeting <br />providing the required notice procedures are met.
